Final Site Plan Comments
Planning

7. Medium and large street tress are intermixed with an average of 40' O.C. spacing
between each tree, but where large trees are next to each other, the plan has been revised
to provide an average 50' O.C. spacing.

5. The revised approach grades allow a nearly flat landing for the vehicle approaching
Lochlyn Hill from Evanson Alley, approaching Evanson Alley from Ellie Alley, and
other intersections where the vehicle will be at the end of the intersecting road and having
to stop before turning onto the other road. The landing allows "for the stopping of
vehicles and sight distance" at these intersections, and as shown on the road profiles, does
not exceed 4% for a distance of at least 40' as the referenced ordinance states.

ACSA
General
1. Water/sewer data sheets are provided.
2. Original PE stamp and signature is included with this submission.
3. The projected sewer flows and anticipated construction start and final buildout timing is
now provided on the Cover Sheet.

Sheet 5
1. The 10" ACSA water main has been correctly located on the plans with updated survey.
The line is no longer located under the proposed sidewalk along Pen Park Lane.
2. Water meters have been relocated between curb and sidewalk.
3. The updated survey located the existing water meter to serve future Lot 13.
4. The existing 2" watermain along Pen Park Lane is to be demolished. The proposed
watermain will be at least 5' apart from the existing 18" watermain.
5. The existing sanitary was built with Amendment #3 of the Phase II&III plans.
6. Meters have been relocated to roadside side of sidewalk.
7. Private 10' sanitary sewer easements have been created for Lots 1-3, 21&22
8. Watermain along Lochlyn Drive has been shifted to be outside of parking and C&G.
9. New water lateral has been proposed to serve Lot 21.
Sheet 12
1. This inconsistency has been corrected. Please note, Sanitary sewer alignment has shifted
since 2"d submission, and a new MH and 8" PVC line is proposed to replace the existing
6" line in a new vertical alignment (but same horizontal alignment).
