THIS DEED OF EASEMENT, dated this ,v day of Navarra
20 1 '�) , is by and among LARRY B. HALL and BARBARA A. HALL (together, the
"Grantors"), and LARRY B. HALL, BARBARA A. HALL, KERRY HALL ALLORTO,
LESLIE CAROL HALL, LARRY BRENT HALL, JR., WADE BRANDON HALL, and
SARAH ANN HALL (collectively, the "Grantees").
WITNESSETH:
WHEREAS, the Grantors are the owners of those certain parcels of real property located
in the County of Albemarle, Virginia (the "County"), and designated as "PCL 22C5" and "PCL
67" (together, the "Body Shop Property") on that certain Landscape and Final Site Plan for Body
Shop Relocation and Paint Shop Addition, prepared by Muncaster Engineering & Computer
Applications, dated June 24, 1992, last revised August 25, 1992, and labeled as SDP 2004-26
(Hall's Auto Body Shop) in County records (the "Body Shop Site Plan"), which such Body Shop
Site Plan is reproduced as Exhibit "A" attached hereto and incorporated herein; and
WHEREAS, the following are the owners ofthose certain parcels of real property each
located in the County of Albemarle, Virginia, and designated as per below on that certain
easement plat prepared by Roger W. Ray & Assoc., Inc. entitled "Easement Plat Showing New
SWM Facility Easement on Lot KK and Parcel L, and New Sight Distance Easements on Lot
CC, Lot 11, and Lot JJ, Northside Industrial Park, Also Existing 12' Drainage Easement on Parcel
L, on Northside Industrial Park Hereby Extinguished, and Existing 20' Drainage Easement on
Lot CC, Lot II, Lot JJ, and Lot KK on Northside Industrial Park Hereby Extinguished, Located
on Northside Drive (State Route 1570), Rio Magisterial District, Albemarle County, Virginia,"
dated October 9, 2019, and recorded with that certain Certificate of Plat in the Clerk's Office of
the Circuit Court of the Albemarle County, Virginia in Deed Book rj ZS� , page % (the
"Easement Plat"):
(1) Larry B. Hall and Barbara A. Hall ("Lot CC Owner") are the owners of that certain
parcel of real property of approximately 2.25 acres, shown as "TMP 32-22C3, Lot CC, 2.250
Acres" on the Easement Plat ("Lot CC"),
(2) Larry B. Hall ("Lot II Owner") is the owner of that certain parcel of real property of
approximately 1.18 acres, shown as "TMP 32-70, Lot 11, 1.180 Acres" on the Easement Plat
("Lot II"), and

(3) Larry B. Hall, Kerry Hall Allorto, Leslie Carol Hall, Larry Brent Hall, Jr., Wade
Brandon Hall, and Sarah Ann Hall (collectively, "Lot JJ Owner") are the owners of that certain
real property of approximately 1.147 acres, shown as "TMP 32-71, Lot JJ, 1.147 Acres" on the
Easement Plat ("Lot JJ");
(4) Larry B. Hall and Barbara A. Hall ("Lot KK Owners") are the owners of that certain
real property of approximately 1.246 acres, shown as "TMP 32-72, Lot KK, 1.246 Acres" on the
Easement Plat ("Lot KK"); and
(5) Larry B. Hall and Barbara A. Hall ("Parcel L Owners") are the owners of that certain
real property of approximately 1 acre, shown as "TMP 32-73, Parcel L, I Acre" on the Easement
Plat ("Parcel L" and together with Lot CC, Lot II, Lot JJ, and Lot KK, the "Northside Industrial
Park Property"); and
WHEREAS, the Northside Industrial Park Property is required to have four (4)
additional parking spaces than what is shown on the current site plan and therefore such
requirement for additional parking spaces must be satisfied by parking spaces located offsite; and
WHEREAS, there are seven (7) parking spaces above what is required for the Body
Shop Property shown in the Body Shop Final Site Plan that services the Body Shop Property,
located adjacent to the Northside Industrial Park Property; and
WHEREAS, the Grantors, owners of the Body Shop Property, desire to provide access to
four (4) of the seven (7) excess parking spaces to the Grantees, the owners of the adjacent
Northside Industrial Park Property, so as to satisfy the parking requirements for the Northside
Industrial Park Property's related site plan, known as SDP-2019-00033 in County records.
NOW, THEREFORE, in consideration of good and valuable consideration, receipt of
which is hereby acknowledged, the Grantors do hereby GRANT and CONVEY unto the
Grantees, their successors and assigns, a non-exclusive, easement onto the Body Shop Property
for the purpose of accessing four (4) parking spaces to serve the Northside Industrial Park
Property (the "Parking Easement").
The Parking Easement shall be in effect for as long as the Northside Industrial Park
Property remains used as per the use outlined in SDP-2019-00033. Upon the discontinuation of
such use, the Parking Easement shall automatically expire.
By recordation of this Deed of Easement, the Grantees hereby accept the conveyance of
this Parking Easement and the terms of the foregoing.
