Thank you for your comments dated October 1, 2021 on the above referenced project. Below are our responses to the
remaining comments on the road plans.
Planning (Andy Reitelbach)
1. Comment #3a —The dimension label on the building has been corrected to 16'x24' for the proposed
building dimensions.
2. Comment It3b —An additional column under land area has been added to clarify the calculations.
Basically, there is an increase of 15,010 SF of impervious area. The open space is subtracted by
15,010 and the impervious area is added by 15,010 for a total of 19,130 SF of impervious area.
3. Comment q7—the easement plat has been submitted for review and approval of the onsite drainage
and utility easements for the project.
4. Comment #8a — as mentioned above, the dimension label has been corrected to 16'x24' for the
proposed building. The cover sheet and other sheets indicate the correct SF of the building.
5. Comment #10—the landscaping paved area and circulation total has been updated to 14,666 SF,
matching the calculation on the cover sheet.
6. Comment #13—the landscaping schedule has been corrected to reflect the (3) PY trees.
7. Comment #14—the tree canopy number has been updated for the missing (2) PY trees. The total
canopy is 2,989 sf, which exceeds the required 2,988 sf of canopy required for the project area.
8. Comment #15—the landscaping schedule has been updated to clearly note and indicate the tree
canopy calculations and it also notes that shrubs are not part of the overall canopy calculations. This
is also noted in the landscaping calculations as well.
Engineering (Matt Wentland)
1. The VSMP has been submitted for the project for review and approval.
Fire Rescue (Howard Lagomarsino)
No objections to the current plan
ACSA (Richard Nelson)
1. A note has been added to sheet 3 indicating that the water an sewer utilities onsite are owned and
maintained by the ACSA.
2. A note has been added indicating that ACSA shall be contacted 3 days prior to the water service tap
and manhole core.
