During marking the boundary lines, we made a very slight change to a couple of the internal lines.
We also added an insert to show an encroachment along the boundary line adjacent to T.M. 62-52D.
We will get the required owners signatures and deliver the mylar and copies to you for county signatures.

Without subdividing they could theoretically still build houses on the property, but that would require them to utilize
their development rights. Additionally, a site plan would be required for 3 houses or more. That being said the amount
of houses per each lot would be:
Revised Tax Map 63-2
136.46 acres
4 development rights = 4 possible dwellings (with a site plan)
Revised Tax Map 63-1
100 acres
2 development rights = 2 total possible dwellings (no site plan required)

question, if no further division of the two resulting TMPs were allowed (due to the DOE that VOF holds there) than how
many dwellings could be built on each revised TMP at 136.46 acres (63-2) and 100 acres (63-1) respectively?

+ as many 21 acre divisions as possible (136.46 — 8 acres = 128.46 / 21= 6)
= 10 total possible dwellings

Thank you for reaching out to the Virginia Outdoors Foundation (VOF) regarding the proposed BLA for the property
owned by the Worthington Revocable Trust. I had previously spoken with the landowners about this proposal and as you
read in the Deed of Easement (DOE) held by VOF it is allowed by the terms as it is 100 acres or more in size.
One question I did have for you is if you could share with me the number of dwellings that the County would allow to be
constructed on the resulting 100 acre tax map parcel. The DOE held on the property contains older template language
having been recorded in 1990 before tax credits were being offered for these types of conservation interests. The DOE
speaks to the allowance of a main single family dwelling and outbuildings commonly and appropriately incidental
thereto, including a guest house of reasonable proportions. When a DOE that VOF holds contains such language we
often defer to a residential allowance of what the local jurisdiction would allow. Do you have an idea or could you share
what would be allowed?

The two parcels in this BLA are in the Eastham AFD. As both resulting parcels are over 21 acres, this BLA is permitted in
