Additionally, a site plan would be required for 3 houses or more. I had previously spoken with the landowners about this proposal and as you read in the Deed of Easement (DOE) held by VOF it is allowed by the terms as it is 100 acres or more in size. One question I did have for you is if you could share with me the number of dwellings that the County would allow to be constructed on the resulting 100 acre tax map parcel. The DOE held on the property contains older template language having been recorded in 1990 before tax credits were being offered for these types of conservation interests. The DOE speaks to the allowance of a main single family dwelling and outbuildings commonly and appropriately incidental thereto, including a guest house of reasonable proportions. When a DOE that VOF holds contains such language we often defer to a residential allowance of what the local jurisdiction would allow. Do you have an idea or could you share what would be allowed?
