HomeMy WebLinkAboutSUB201100129 Plat 2012-05-08SUBDIVISION NOTES The land regulations listed/described herein are imposed pursuant to the Albemarle County Zoning Ordinance in effect on this date, and are not restrictive covenants running with the land and their appearance on this plat is not intended to impose them as such. 1. Source of title: DB 4048-748 2. According to FEMA FIRM Map #51003CO295D, effective date 2/4/2005, this property does not appear to lie within a designated flood hazard area. 3. Parcel 62-29A1 is zoned PRD. ZMA 79-27, ZMA 88-04, and ZMA 94-16. See below for additional Zoning notes. 4. New property corners will be monumented with iron rods after plat approval. 5. The septic setback is 100' from all streams. 6. Each lot has a Building Site in accordance with Section 4.2.1 of the Albemarle County Code. Pursuant to communications with the Albemarle County Fire Marshal's office on January 28, 2010, building separation could be reduced to 31'. As a result of the aforementioned information, the following minimum setbacks are provided: Front-25', Rear-20% Side-15.5' (See Zoning notes below) 7. Only one dwelling unit per parcel. 8. This plat is based upon data obtained from field surveys made by Rivanna Engineering and Surveying, B. Aubrey Huffman and Associates, and Dominion Development Resources that began in 2003 and continued through 2008. Dominion Engineering was formed from the aforementioned companies. Dominion Engineering has full rights to all data from these companies. All computations necessary to produce this plat were either made or verified by Dominion Engineering. 9. Under current county policy, public sewer service will not be available to this property. 10. All lots shall be served by public water. 11. This parcel does not lie in a reservoir watershed. 12. This parcel does not lie within an Albemarle County agricultural -forestal district. 13. The existing street in this subdivision may not meet the standards for acceptance into the secondary system of state highways and will not be maintained by the Virginia Department of Transportation or the County of Albemarle. 14. Ashcroft Neighborhood Association will own, control and maintain all Common Open Space. 15. Residue of Parcel 62-29A1 shall be retained by the Developer. 16. This plat has been prepared without benefit of a title report and does not therefore necessarily indicate all encumbrances on the property. 17. To the best of my knowledge and belief, there are no cemeteries on this property. 18. Private Drainage Easements as shown shall be maintained by the Ashcroft Neighborhood Association. (These conditions have no expiration) 1. Approval is for a maximum of 28 dwelling units subject to conditions contained herein. Locations and acreage of various land uses shall comply with the Approved Application Plan. In the final site plan and subdivision process, open space shall be dedicated in proportion to the number of lots approved; 2. A separation of 100 feet or more between dwellings shall be maintained for fire protection provided that such distance may be reduced by the Fire Official in accordance with Section 4.11.3 of the Zoning Ordinance. (Yard regulations shall not be reduced). Fire Official approval of the fire prevention system. Such system shall be provided prior to any Certificate of Occupancy; 8. Virginia Department of Health approval of two septic field locations of each lot. The Health Department shall either supervise or test each lot utilizing soil tests by a qualified soil scientist and undertake or supervise percolation tests as they may be required. Such tests must demonstrate that two septic drainfields shall not be located on any slope of 25% or greater. Any lot not having adequate septic system site shall be combined with a building lot and/or added to the common open space.
