The County will approve the plat referred to above when the following items have been satisfactorily addressed. (The
following review comments are those that have been identified at this time.Additional review comments or conditions
may be added or eliminated based on further review.)
This review was completed using the sections listed under Section 14-208.3 of the Subdivision Ordinance. References to
Chapter 14(Subdivision Ordinance)and/or Chapter 18(Zoning Ordinance)of the County Code precede each comment,as
may be applicable.The County Code is kept up-to-date by the County Attorney's office and may be found at
www.albemarle.org/countycode.

1. [Chapter 14,Sections 14-208.3(C), 14-303(T),and 14-106]: The first note identifies the purpose of proposed
Special Lot Parcel 'X' ("...solely for use as Open Space."). However,based on prior coordination with the
property owner,it is staffs understanding that a special lot would be created as open space and also reserved for
future dedication to the County for public use.
If this understanding is correct,and if the owner still intends to dedicate this land to the County for public use,
please revise this note to read"The 4.51-acre special lot is established solely for the purpose of open space,and is
reserved for future dedication to the County of Albemarle for public use upon demand."
However,if the owner does not intend to dedicate this land to the County for public use,please contact me to
communicate further.
2. [Chapter 14,Sections 14-208.3(C)and 14-302(B)5]: Please identify all Zoning Overlay Districts,including
Steep Slopes—Managed, Steep Slopes—Preserved,and Flood Hazard.
a. Identify(list)these zoning overlay districts in the"ZONING"note.
b. Depict(show and label)the location of Managed Steep Slopes and Preserved Steep Slopes.
■ Note: Staff acknowledge the depiction of the"Limits of FEMA 100 Year Flood Plain,"which serves as
the boundaries of the Flood Hazard Overlay District.

Please note that,in accord with the provisions of Section 14-229(B)of Chapter 14 of the County Code,if the subdivider
fails to submit a revised plat to address all of the requirements within six(6)months after the date of this letter,then the
application shall be deemed voluntarily withdrawn.
