Re: Happy Valley Preliminary Plat
Dear Mr. Ray:
Pursuant to the applicable ordinance sections given below, your application has been denied because
it was found to be incomplete. A copy of the checklist you submitted is attached. The missing items
have been circled with our remarks. For your convenience, the applicable ordinance sections have
been given on the checklist for each item, and the following ordinance section is referenced for denial
of development applications:
• Subdivision Ordinance, Section 14-302 for preliminary plats
Specific missing elements include:
• Existing lot lines(14-302 L)
• Proposed grading(14-302 T)
• Conceptual BMP and drainage plans. (14-304, 14-305, 14-306) Please note that the
preliminary BMP computation should be included.
Additionally,the following elements need further clarification:
• The vicinity sketch should show the relation to immediately surrounding areas. How far are
the Route 743/606 and 743/660 intersections from the proposed entrance? What are the sight
distances?(14-302 E, F)
• There appears to be a second access point at Old Route 743,at the southwest portion of the
property. Will this be for emergency access only, or provide a second access point for the
subdivision? This entrance should be shown,and the distance to the Avionics Specialties
access identified. The meaning of the"discontinued" status of Old Route 743 should also be
clarified. (14-302 G)
The denial of this subdivision plat is taken in accordance with Section 14-216(b) of the Subdivision
Ordinance for plats.
You may obtain reinstatement of review as provided by Section 14-216(c) of the Subdivision
Ordinance. Please contact me at your earliest convenience if you have any questions or require
additional information.
