Re: Request for Letter of Zoning Compliance for 934 Agatha Drive, Crozet VA (TMP 05600-
00-00-04800) — Crozet Mobile Village
Dear Mr. MacCall:
I hope this letter finds you well. Please prepare a zoning compliance letter for the above -captioned
property confirming the following:
That the property is located in the R6 Residential zoning district under the Albemarle
County Zoning Ordinance.
2. That the following uses are permitted by right in the R6 Residential zoning district
pursuant to Sec. 16.2.1 of the Zoning Ordinance:
a. Detached, single-family dwellings;
b. Semi-detached and attached single-family dwellings such as two-family dwellings,
triplexes, quadraplexes, and townhouses, provided that density is maintained, and
provided further that buildings are located so that each unit could be provided with a
lot meeting all other requirements for detached single-family dwellings except for
side yards at the common wall.
c. Multiple -family dwellings such as garden apartments.
d. Rental of permitted residential uses and guest cottages; provided that yard, area and
other requirements of this ordinance shall be met for each such use whether or not
such use is on an individual lot.
3. That the following uses are permitted by special use permit in the R6 Residential zoning
district pursuant to Sec. 16.2.2 of the Zoning Ordinance: Manufactured home parks.
4. That the existing use of the property as a manufactured home park containing at least 73
manufactured home lots complies with the Zoning Ordinance or is lawfully
nonconforming.
5. That no County consents or authorizations would be required to allow the above -referenced
use to continue if ownership of the property changed.

6. That there are no special or conditional use permits, proffers, variances or planned unit
developments that apply to the property.
7. That there are no outstanding building code violations or zoning violations.
8. That you are authorized to execute this letter on behalf of the County
We have paid the fee of $227.76 online and enclose copies of the completed application, a Word
version of this letter, the tax card and a copy of the most recent recorded plat of the property to
assist in identifying the property. I have also emailed you a Word version of this letter for your use
in preparing your response.
Once completed, please email the zoning compliance letter to my attention. Please do not hesitate
