Re: Foxcroft Phase IV Preliminary Plat
Dear Mr. Perkins:
Pursuant to the applicable ordinance sections given below, your application has been denied because
it was found to be incomplete. A copy of the checklist you submitted is attached. The missing items
have been circled with our remarks. For your convenience the applicable ordinance sections have
been given on the checklist for each item, and the following ordinance section is referenced for denial
of development applications:
• Subdivision Ordinance, Section 14-302 for preliminary plats
Specific missing elements include:
• Vicinity sketch showing the property and its relationship with adjoining land and streets (14-
302 E). There is a vicinity sketch but it doesn't show these items.
• Existing street names. Pedestrian path as shown on the approved Master Plan, as refined
(14-302 F)
• Proposed lots in the vicinity of Lots 12, 13, and 16(14-302 G)There are lines that aren't lot
lines but don't look like open space lines either.
• Designation of open space as such and to be dedicated or reserved(14-302 H) Open space is
not identified.
• Departing lot lines for abutting lots(14-302 L)
• Sketch plans for utilities, bridges, and culverts(14-306) Culverts are missing.
Additionally, the legibility of this plat is so poor as to make some lines indistinguishable as lots,
grading, or roads.
The denial of this subdivision plat is taken in accordance with Section 14-216(b) of the Subdivision
Ordinance for plats.
The vicinity map would be much improved if you were to add the different phases of Foxcroft with
an outline of the entire subdivision, with roads and lots. Additionally, as shown, there are building
sites that are shown in critical slope areas for which a waiver will need to be requested(14-302 N).
The staff would like to discuss with you ways in which this subdivision could be designed such as to
avoid major slope reconstruction and major grading in and near the streams.
You may obtain reinstatment of review as provided by Section 14-216(c) of the Subdivision
Ordinance. Please contact me at your earliest convenience if you have any questions or require
additional information.
