McElwain Rt. 8, Box 132 Charlottesville, VA 22901 RE: Real Estate III, West, Buildings X, Y, and Z Site Plan Dear Larry, Enclosed please find a copy of a zoning inspection report prepared by R. A. Shaw, Senior Zoning Inspector. The report is submitted in response to the concern over the possible zoning violation created by the width of the parking lot at the above referenced site. Mr. Shaw and John Greene made an inspection of the site and measured the width of the parking areas on July 20, 1982. As we have discussed previously, the site plan approved in May, 1978 showed a distance between curbs of 53 feet. Even though the plan was approved, the distance between curbs did not meet the terms of the Zoning Ordinance (minimum 54 feet required) at the time. It appears from Mr. Shaw's report that most of the parking lot has been constructed in accordance with the ordinance but that the east side of Building "Y" is 8 inches short of compliance. You should contact Mr. Robert Vaughn, Zoning Administrator, for a determination of whether this constitutes a violation and if you must seek a variance. The parking area around Building "Z" must also be constructed to the minimum standard required in the ordinance. The plan has been amended to show the correct dimensions but the reference to the original site plan must be removed. Though the dimensions are not drawn to scale we can approve the plan with the correct dimensions noted. Also, please be advised that the amended building design can be approved administratively when the above-noted correction is made on the plan.
