Box 1320 Richmond, VA 23218-1320 Tax Map Nos. 07800-00-00-020M 1 and 07800-00-00-020M3 DEED OF BOUNDARY LINE ADJUSTMENT 34 THIS DEED OF BOUNDARY LINE ADJUSTMENT (this "Deed") is made as of this ZT day oft�t�/ 2018, by and between MARTHA JEFFERSON HOSPITAL, a Virginia non -stock corporation d/b/a Sentara Martha Jefferson Hospital, which has an address of Attn: Tax Department, 6015 Poplar Hill Drive, Suite 214, Norfolk, VA 23502, to be indexed as grantor and grantee ("MJH"), and WORRELL LAND AND DEVELOPMENT COMPANY, L.C., a Virginia limited liability company, which has an address of P.O. Box 5386, Charlottesville, Virginia 22905, to be indexed as grantor and grantee ("Worrell"). WITNESSETH: WHEREAS, MJH is the owner of certain real property together with improvements located thereon in Albemarle County, Virginia (the "County"), designated by the current tax map of the County as tax map number 07800-00-00-020M3 (the "MJH Property"); and WHEREAS, Worrell is the owner of certain real property together with improvements located thereon in the County, adjacent to the MJH Property and designated by the current tax map of the County as tax map number 07800-00-00-020M 1 (the "Worrell Property"); and WHEREAS, MJH and Worrell desire to adjust the mutual boundary line between their respective properties by: (i) adding a portion of the Worrell Property to the MJH Property which is shown as "PARCEL A 0.100 Acres" on the plat of Roudabush, Gale & Associates, Inc. dated June 1, 2018, last revised June 22, 2018, entitled "BOUNDARY LINE ADJUSTMENT TAX MAP 78, PARCEL 20M3, TAX MAP 78, PARCEL 20M1, LOCATED ON PETER JEFFERSON PARKWAY OFF U.S. ROUTE 250, EAST OF CHARLOTTESVILLE RIVANNA MAGISTERIAL DISTRICT, ALBEMARLE COUNTY, VIRGINIA", attached hereto as Exhibit A, recorded herewith and made a part hereof (the "Plat"), and (ii) adding a portion of the MJH Property to the Worrell Property which is shown as "PARCEL B 0.100 Acres" on the Plat; and WHEREAS, to effect the desired changes and conveyances, it is necessary for the parties hereto to join in this Deed. NOW THEREFORE, in consideration of the premises and the mutual benefits to ensue herefrom, Ten Dollars ($10.00) cash in hand paid, and other good and valuable consideration, the 1 201800008372.004 receipt and sufficiency of which is hereby acknowledged by the parties, the parties hereto agree as follows: 1. Worrell does hereby GRANT, SELL, BARGAIN and CONVEY unto MJH WITH SPECIAL WARRANTY OF TITLE all of its right, title and interest in and to the portion of the Worrell Property shown as "PARCEL A 0.100 Acres" on the Plat, which shall be added to and combined with the MJH Property as shown on the Plat. 2. MJH does hereby GRANT, SELL, BARGAIN and CONVEY unto Worrell WITH SPECIAL WARRANTY OF TITLE all of its right, title and interest in and to the portion of the MJH Property shown as "PARCEL B 0.100 Acres" on the Plat, which shall be added to and combined with the Worrell Property as shown on the Plat. 3. Worrell and MJH hereby agree to vacate and relocate the boundary lines between the Worrell Property and the MJH Property to the locations more particularly shown on the Plat. 4. Each conveyance evidenced herein is made expressly subject to those recorded restrictions, conditions and easements as may lawfully apply to the property conveyed and to such state of facts as would be shown by a current survey and inspection thereof. 5. This Deed may be executed in counterparts, each of which shall be an original and both of which together shall constitute a fully -executed instrument.
