Dear Mr Cox
The Albemarle County Planning Commission, at its meeting on February 3, 2004, took the following
actons regarding the above-noted petitions:
• SUB-03-265 Orchard Estates Preliminary Plat; Tax Map 103, Parcel 7, 8, 9, 10 & 15 — Denied by
a vote of 5 1. The reason for denial was for the reasons stated in the staff report that the plat does not
comply with Section 14 512(H) of the Subdivision Ordinance in providing proof that adequate sight
distance can be achieved. In order to satisfy this provision, the applicant needs to establish that
adequate sight distance can be achieved for the entrance to this development.
• SUB-03-264 Meadow Estates Preliminary Plat; Tax Map 103, Parcel 3-Approved by a vote of 4 2,
subject to the following conditions
The Planning Department shall not accept submittal of the final subdivision plat for signature until
tentative final approval for the following condition has been obtained The final subdivision plat shall
not be signed until the following condition have been met.
1 The Final Plat must be reviewed by the Commission
2 Engineering Department approval of erosion control plans A narrative, application and fee are
required with plans.
3 Engineering Department approval of stormwater management and mitigation plans if necessary
A narrative, application and free are required with plans
4 Engineering Department(and VDOT) approval of road and drainage plans
5 All improvements are to be bonded or built before final plat approval Bond estimate and
construction schedule forms can be obtained from the Engineering office.
6. Health Department approval of all drainfield locations.

• SUB-03-263 Blenheim View Estates Preliminary Plat; Tax Map 103, Parcel 10—Approved by a
vote of 4.2, subject to the following conditions.
The Planning Department shall not accept submittal of the final subdivision plat for signature until

1 Platting of a sight easement on TMP 102-35B to accommodate a 450' sight line.
2 Engineering Department approval of erosion control plans. A narrative, application and fee are
required with plans.
3 Engineering Department approval of stormwater management and mitigation plans if necessary. A
narrative, application and free are required with plans.
4 Engineering Department(and VDOT) approval of road and drainage plans.
5. All improvements are to be bonded or built before final plat approval. Bond estimate and construction
