To the County Engineer:
I am writing on behalf of Potter's Craft LLC. Potter's Craft is a small Farm Winery engaged in agricultural
production, manufacturing and sales of hard cider and other beverage products. We produce, package
and ship to wholesalers and retailers throughout Virginia and beyond. We also have direct to consumer
retail sales, as well as direct to consumer shipments of products. Our business has been in operation in
Albemarle County since 2011. We are opening a new location at 1820 Broadway Street, Charlottesville,
VA 22902. We will have up to 9 employees at this location. This letter of performance standards is part
of our Zoning Clearance application for this 1820 Broadway Street location. This 1820 Broadway Street
Location is zoned Light Industry
We have addressed the performance standards of Zoning Ordinance Section 18-4.14 as follows:
4.14.1 Noise: All noise generated by our operation will comply with Section 4.14.1 and Section 4.18 of
Albemarle County Code. Our operation is largely contained indoors. Indoor equipment includes pumps,
tanks, filters, bottling and canning lines, material handling and other related equipment needed for the
production and packaging of hard cider and other beverages. Major sources of exterior noise include
vehicle traffic from trucks, forklifts and cars, as well as exterior HVAC and refrigeration equipment that
complies with applicable noise levels in Section 4.18.
4.14.2 Vibration: Our equipment does not produce and detectable earthborn vibration
4.14.3 Glare: Our operation is largely contained indoors. Interior from our operation will not produce
any glare beyond the lot line of the premises. Exterior lighting is only needed for the safety and security
of our staff, patrons and the building premises and will comply with Albemarle County Code.
4.14.4 Air Pollution: There will be no emission of smoke or other gaseous pollutants. Our operation does
not represent a hazard to air quality.
4.14.5 Water Pollution: No industrial liquid wastes our generated from our operation. I confirmed with
Robert Haacke, the Wastewater Manager at the Rivanna Water and Sewer Authority, that all of our
liquid wastes comply with RWSA rules and regulations for discharge into the municipal sewer system to
which this 1820 Broadway Street location is connected. I also confirmed that our liquid wastes are not
considered "industrial discharges" under RWSA regulations. Our operation does not represent a hazard
to water quality.
4.14.6 Radioactivity: Our operation does not radioactive materials. Therefore there will be no
radioactive emissions or danger to health and safety of person on or beyond the premises.
4.14.7 Electrical Interference: Our operation does not use any equipment that would generate electrical
disturbances that would adversely affect the operation of equipment on any other lot or premises.
