The Pleasant Green Phase 2A Final Site Plan has been reviewed by Engineering. The following
comments will need to be addressed before approval:
1. SUB202000226 road plan must be approved before this plan can be approved.
2. [Sheet 1] Topography was field verified in 2020. It should be within the last year.
3. [Sheet 2] Is the underground detention and level spreader shown on this page already
built? If not, it should not be shown on the existing conditions sheet. Also, please label
the drainage and SWM facility easement for these facilities.
4. [Sheet 2] Please clarify the double floodplain lines near Rambling Brook Lane.
5. [Sheet 2] Please label the preserved slopes.
6. [Sheet 4] Please clarify the 8" roof/foundation drain. The minimum pipe the County
allows is 12". Also, there should be cleanouts for maintenance.
7. Please provide yard drain profiles and calculations or reference where those calculations
are located (WPO? Road plan?)
8. [Sheet 4] Please show the 10' easement is sufficient for the private storm drains per the
engineering calculation in the design standard manual, page 15. There must be room for

9. [Sheet 4] Please show spot shots in the rear of houses to show that water drains away
from the house.
10. [Sheet 4] Please add note showing where the roof drains tie into storm system.
11. [Sheet 7] Street trees should be at least 5' from stone pipes.

There is already an existing Camden Ct, you could add a word before or after Camden to
make it acceptable.
If the current road listed as Camden Ln is going to connect into Pleasant Green St, it
must be named Pleasant Green St.
Per Part I, Section 4-a of the County's Road Naming and Property Numbering Manual (page 10 of
PDF):
"A proposed road name which duplicates an existing or reserved road name within a United
States Postal Service zip code that is located in Albemarle County or the City of Charlottesville
shall not be approved. An exception may be made for dead end streets which have the same
name as the road from which they originate (e.g., "Amberfield Court" which originates from
"Amberfield Drive")."
We recommend providing three (3) candidate names for each road to our office for
review, in case your first choices are not acceptable.

1. Add the following note to the general notes page:
Retaining walls greater than 3 feet in height require a separate building permit. Walls exceeding
4 feet in height require a stamped engineered design also. Walls require inspections as outlined
in the USBC.
2. Add the following note to the general notes page:
Accessible parking spaces, access isles, and accessible route shall be installed in accordance with
ICC ANSI A117.1-09 and the 2015 Virginia Construction Code.
3. Add the following note to the general notes page:
Where the flood level rims of plumbing fixtures are below the elevation of the manhole cover of
the next upstream manhole in the public sewer, the fixtures shall be protected by a backwater
valve installed in the building drain, branch of the building drain or horizontal branch serving
such fixtures. Plumbing fixtures having flood level rims above the elevation of the manhole
cover of the next upstream manhole in the public sewer shall not discharge through a backwater
valve.
4. Add the following to the general notes page:
All roof drains shall discharge in a manner not to cause a public nuisance and not over sidewalks.
5. Note to developer:
Due to required distances from lot lines and structures as required by the NFPA, underground
propane tanks may be prohibited. Plan accordingly.
6. Add the following note to the general notes page:
Buildings or structures built before January 1, 1985 must have an asbestos survey performed in
order to apply for a demolition permit.
Asbestos removal permits are required if positive for such from Albemarle County and VDOLL
Contact VDOLI for their additional requirements and permits for demolition projects at 540-562-
3580 x131.
7. Add the following note to the general notes page:
All water, sewer and fire lines require NEW inspection and testing procedures. The ACSA
performs any testing and inspections of the public sewer and water main(s). The Albemarle
County Building Inspections Department(ACBID) does a visual inspection and witnesses the
testing of the building drain, water service pipe and the sprinkler lead-in connection.
8. The developer/contractor is responsible to retain a Special Inspector as outlined in the updated
Albemarle County Policy for Site Utilities to perform the visual inspection and testing of all
utilities not covered by the ACSA or ACBID. This includes building sewers, water and fire line
branches between the main and the meters)/building(s).
9. The Special Inspector's report must be submitted and approved by the Albemarle County
Engineering Department prior to a Certificate of Occupancy being issued.

The Department of Transportation, Charlottesville Residency Transportation and Land Use Section has
reviewed the Pleasant Green Subdivision, Phase 2B — Final Plat, dated September 17, 2021 as submitted
by Collins Engineering and find the following:
1. Please include a note stating "Landscaping plants and trees adjacent to the sight distance triangle
will need to be maintained in area between 2 and 7 feet above ground as a clear zone to preserve
sight lines and accommodate pedestrians. The HOA will be responsible for the maintenance of
sight lines."
2. Approved road plans meeting SSAR, and in compliance with the VDOT Road Design Manual are
required prior to plat approval.
3. 4 - CG-12's outside the site plan limits do not have truncated domes shown correctly and should
be corrected
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434) 422-9399
for information pertaining to this process.
