The request will need to be sent to us by ACSA and will include the following: • Estimated average daily dry weather sewage flow (ADDWF) • Point of connection into RWSA system (which manhole) • Number of units/square footage • Estimated in-service date SUB2021-163 North Pointe - Middle & Northeast Comments: CDD Engineering— Matthew Wentland mwentland@albemarle.org 11-12-2021 1. A road plan will need to be approved and bonded prior to Final Plat approval. Review of the road plan may generate additional comments on the Final Plat. 2. The connection to Pritchett Lane will need to be shown on the road plans (as an exhibit) to show that the road can be constructed without affecting the adjacent lots. 3. A VSMP plan will be required and will need to be approved and bonded prior to Final Plat approval. Review of the VSMP plan may generate additional comments on the Final Plat. 4. Deeds of Dedication will need to be signed and recorded for the SWM facility easements and Public Drainage easements. This will filled out by the County and forwarded to the applicant when the final plat is nearing approval. S. STEEP ROCK DR — If Steep Rock Dr is directly across from Lewis and Clark Dr it will also need to be named Lewis and Clark Dr. Per Part I, Section 4-k of the County's Road Naming and Property Numbering Manual (page 10 of PDF). When a proposed road is a continuation of or in alignment with an approved road, it shall utilize the same road name as the approved road. A new road name shall be required if the proposed road is disconnected from the existing road by an offset greater than 60 feet. STEEP ROCK PL AND STEEP CREEK PL are acceptable but on page #4 it has Steep Creek PI which is a continuation of Steep Rock PI, please pick either one and correct the other page. RETREAT CT — The name is acceptable but it must come off Retreat Loop unless you add a word before or after it as it will duplicate Retreat Loop. Per Part I, Section 4-a of the County's Road Naming and Property Numbering Manual (page 10 of PDF). A proposed road name which duplicates an existing or reserved road name within a United States Postal Service zip code that is located in Albemarle County or the City of Charlottesville shall not be approved. An exception may be made for dead end streets which have the same name as the road from which they originate (e.g., "Amberfield Court" which originates from "Amberfield Drive'). WELLSPRING CT — Well has been used more than 5 times Per Part I, Section 4-i of the County's Road Naming and Property Numbering Manual (page 10 of PDF). " No proposed road name shall be approved which begins with a word that appears as the first word in five or more official road names. Homophones and homographs are considered the same word for the purposes of this restriction. The restriction also includes roads where the first word is concatenated to subsequent words or contains different punctuation marks (e.g., Greensleeves Rd is considered to start with the "Green" or "Star's" is considered the same as "Stars")." We recommend providing three (3) candidate names for each road to our office for review, in case your first choices are not acceptable. Due to required distances from lot lines and structures as required by the NFPA, underground propane tanks may be prohibited. Plan accordingly. Add the following note to the general notes page: 2. Buildings or structures built before January 1, 1985 must have an asbestos survey performed in order to apply for a demolition permit. 3. Asbestos removal permits are required if positive for such from Albemarle County and VDOLL Contact VDOLI for their additional requirements and permits for demolition projects at 540-562- 3580 x131. Add the following note to the general notes page: 4. All water, sewer and fire lines require NEW inspection and testing procedures. The ACSA performs any testing and inspections of the public sewer and water main(s). 5. The Albemarle County Building Inspections Department(ACBID) does a visual inspection and witnesses the testing of the building drain, water service pipe and the sprinkler lead-in connection. 6. The developer/contractor is responsible to retain a Special Inspector as outlined in the updated Albemarle County Policy for Site Utilities to perform the visual inspection and testing of all utilities not covered by the ACSA or ACBID. This includes building sewers, water and fire line branches between the main and the meter(s)/building(s). 7. The Special Inspector's report must be submitted and approved by the Albemarle County Engineering Department prior to a Certificate of Occupancy being issued. Please include a note stating "VDOT will only maintain within drainage easements to the extent necessary to protect the roadway from flooding or damage." 2. Please include a note stating "Landscaping plants and trees adjacent to the sight distance triangle will need to be maintained in area between 2 and 7 feet above ground as a clear zone to preserve sight lines and accommodate pedestrians. The HOA will be responsible for the maintenance of sight lines." 3. Approved road plans meeting SSAR, and in compliance with the VDOT Road Design Manual are required prior to final plat approval. 4. Easements as shown on the approved road plans will be reflected in the final plat. A VDOT Land Use Permit will be required prior to any work within the right-of-way.
