The Pleasant Green Phase 2B Final Plat has been reviewed by Engineering. The following comments will
need to be addressed before approval:
1. SUB202000226 road plan must be approved and built or bonded before this plat can be
approved.
2. Ensure easements are adequate width. Some 10' private easements may need to be
increased. Coordinate with the engineer to match the final site plan.
3. Public SWM facility, public drainage and forest & open space easements will need
associated deeds. County Engineering will provide these deeds when the plat is ready for
final signatures.

Note to developer:
1. Due to required distances from lot lines and structures as required by the NFPA, underground
propane tanks may be prohibited. Plan accordingly.
Add the following note to the general notes page:
2. Buildings or structures built before January 1, 1985 must have an asbestos survey performed in
order to apply for a demolition permit.
3. Asbestos removal permits are required if positive for such from Albemarle County and VDOLL
Contact VDOLI for their additional requirements and permits for demolition projects at 540-562-
3580 x131.
Add the following note to the general notes page:
4. All water, sewer and fire lines require NEW inspection and testing procedures. The ACSA
performs any testing and inspections of the public sewer and water main(s).
5. The Albemarle County Building Inspections Department(ACBID) does a visual inspection and
witnesses the testing of the building drain, water service pipe and the sprinkler lead-in
connection.
6. The developer/contractor is responsible to retain a Special Inspector as outlined in the updated
Albemarle County Policy for Site Utilities to perform the visual inspection and testing of all
utilities not covered by the ACSA or ACBID. This includes building sewers, water and fire line
branches between the main and the meter(s)/building(s).
7. The Special Inspector's report must be submitted and approved by the Albemarle County
Engineering Department prior to a Certificate of Occupancy being issued.

1. Fire apparatus access roads are required to provide access to all sides of the ground level, within
150 ft of the fire apparatus access road.
2. Fire apparatus access roads require a travel way width, unobstructed of 20 ft for buildings 30 ft
tall or less and 26 ft over 26 ft tall. Just a reminder as the easement for right of seem tight on
the proposed plans
3. Dead ends on fire apparatus access roads longer than 150 ft require an approved turnaround,
for cul de sacs, a 96 ft diameter is required. Just a reminder as the easement for right of seem
tight on the proposed plans

The Department of Transportation, Charlottesville Residency Transportation and Land Use Section has
reviewed the Pleasant Green Subdivision, Phase 2B — Final Plat, dated October 4, 2021 as submitted by
Roudabush, Gale & Assoc., Inc. and find the following:
1. Please include a note stating "Landscaping plants and trees adjacent to the sight distance triangle
will need to be maintained in area between 2 and 7 feet above ground as a clear zone to preserve
sight lines and accommodate pedestrians. The HOA will be responsible for the maintenance of
sight lines."
2. Approved road plans meeting SSAR, and in compliance with the VDOT Road Design Manual are
required prior to plat approval.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the VDOT Charlottesville Residency Land Use Section at (434) 422-9399
for information pertaining to this process.
