Re: SDP202100077 - DS Tavern SDP2020000062 - Minor Site Plan Amendment
Dear Mr. McCollum:
Thank you for providing comments on the above project in a letter dated October 27, 2021. The
comments are repeated below with our answers in italics. Due to file sizes, all resubmitted plans and
accompanying material have been resubmitted through the website.
Review Comments
Please add the application number, SDP202100077, to the project title on Sheet C-01. State that this is
minor site plan amendment to SDP202000062 in the title. This information has been added to the main
title on C-01.
Provide additional evidence to confirm the proposed net square footage of office space as shown in the
parking calculations table on Sheet C-04. Please email floor plans or other evidence to confirm the
amount of parking required. Architectural plans for the update of the existing cottage as well as DS
Tavern are included with this submission.
Please include the conservation checklist which appears to have been included with SDP202000062 but
was removed on Sheet C-04A. This layer has been refreshed and now shows again on C-04A.

Remove C-05 ESC elements from the M !no r Amend ment. Preserve grad Ing elements. E&SC elements,
including BMP placements, symbols, the legend, seeding, and dust control elements have been removed
from C-05.
Remove C-05A, C-05B from the Minor Amendment; relocate to WPO Plan. These have been removed
and included with the WPO submission.
Submit a WPO plan since area of land disturbance >10,000 SF.
a. Note: WPO plan review and approval is required prior to MIA approval. A WPO plan was developed
and submitted on November 3.

C-03: Recommend show and label stream buffer. This has been added to C-03. The text is located
approximately east of the OS Tavern building.
C-0413: Recommend coordinate private septic design with VDH /VDEQ. County does not coordinate
review of, or issue permits for, private septic systems, and has but limited role with central sewerage
systems. This is not a central sewerage system. Understood. This information is included primarily for
use of General Contractor to keep design material in a standard location. Design is based on work by Old
Dominion Engineering who has coordinated with VDH and the appropriate permitting agencies.
Albemarle County Building Inspections
Add the following note to the general notes page:
Retaining walls greater than 3 feet in height require a separate building permit. Walls exceeding 4 feet in
height require a stamped engineered design also. Walls require inspections as outlined in the USBC.
Added to C-02 as note #24. No new retaining walls are proposed for this site. The rear yard retaining
wall is existing.
Add the following note to the general notes page:
Accessible parking spaces, access isles, and accessible route shall be installed in accordance with ICC
ANSI A117.1-09 and the 2015 Virginia Construction Code. Added to C-02 as note #25.

Review pending. KhristopherTaggert advised via email on November 10, 2021 that ARB has no
objections.

Additional alterations were made based on reviews by Owner and GC stakeholders.
1. A "reserved parking" sign was added to the space immediately adjacent to the accessible space.
2. A ramp condition was added from the vestibule to the rear patio to create an accessible route to
the patio.
3. Additional bollard lights have been added to raise the overall illumination level while
acknowledging the rural character of the area. The property line stills models at 0.0 f-c.

4. The septic and pump tanks have been moved to immediately north of the cottage to avoid
conflicts with the foundation drains.
