The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above once
the following comments have been addressed: [Each comment is preceded by the applicable reference, which is
to the Subdivision/Zoning Ordinances unless otherwise specified.]
[14-203(G)] There is an outstanding fee balance of $406.64 for the Tier II Groundwater Assessment. This fee
will need to be paid prior to final approval of this Plat.
2. [14-302(A)(1)] Please revise the title. Change the PID references to TMP and amend the last part of the title
to say, "Family Subdivision of revised TMP 11500-00-00-006B0."
3. [General Comment] Please review all notes and remove ones that are not applicable to this subdivision or
the relevant properties.
4. [14-302(A)(9)] Please include a statement that revised TMP 115-6A, revised TMP 115-6131, and new Lots 1
and 2 each contain a building site that complies with Section 4.2.1 of the Albemarle County Zoning Ordinance.
5. [14-302(A)(11)] Include the deed book and page number of the instrument whereby the property was created,
as recorded in the office of the clerk of the circuit court of the county. The most recent deed references we
have on file are as follows:
a. TMP 115-6A —Deed Book 399 pages 397-400 (Plat on 399).
b. TMP 115-6B — Deed Book 732 pages 98-101 (Plat on 100). Property was revised by Plat on Deed
Book 1342 page 663.
c. TMP 115-6131 —Deed Book 4209 pages 53-55. Plat recorded in Deed Book 1342 page 663.
6. [14-302(A)(10)] Include a note with the number of development rights each parcel retains. TMP 115-6A has
four (4) development rights, TMP 115-613 has four (4) development rights prior to this division, and TMP
115-6B1 has one (1) development right. Please indicate how many development rights Lots 1 and 2 will be
assigned from parent tract TMP 115-613.
7. [14-302(A)(15)] Revise the owner information on Sheet 1. Revise the owner in the Owners Approval signature
box.
8. [14-302(B)(1)] Add a date of revision.
9. [14-302(B)(5)] Include a note that these properties are in the Rural Areas Zoning District.
10. [14-302(B)(6)] Revise all references to "PID" to "TMP" or Tax Map and Parcel Number.
11. [14-302(B)( )] Add a note that the properties are not within an Albemarle County and/or City of
Charlottesville water supply watershed or an agricultural -forestal district.
12. [14-302(B)(1)] Show the stream buffer around the shown creek. Include the following note: "The stream
buffer shown hereon shall be managed in accordance with the Albemarle County Water Protection
Ordinance."
13. [14-303(D)] Sheet 2 suggests that TMP 115-6A is 9.959 acres whereas Sheet 3 shows it as 9.958 acres. Revise
accordingly.
14. [14-212(D)] Add the following note to the Plat: `No lot shown on this family subdivision plat may be sold or
conveyed to a person other than an eligible `member of the immediate family,' as that term is defined in
Chapter 14 of the Albemarle County Code, for a period of four (4) years after the date of recordation of this
plat except as authorized by section 14-212(A) of the Albemarle County Code. If any lot created by the
recordation of this plat is conveyed back to the grantor during the four (4) year period, it shall be recombined
with the parent lot within six (6) months after such conveyance."
15. [General Comment] This application and the accompanying affidavit have been sent to the County
Attorney's office for review. The affidavit will need to be reviewed by the County Attorney and then recorded
along with the plat once it is ready for approval.
16. [General Comment] This application has been sent to the Virginia Department of Transportation for review
and is pending any comment. VDOT approval is required prior to final plat approval.
