Box 5386 Charlottesville, VA 22905 Re: SDP 97-047 - Peter Jefferson Place I Preliminary Site Plan Dear Mr. Dracopoli: Due to revisions prompted by the Architectural Review Board [ARB] the preliminary approval (Granted June 24, 1997) for the above referenced site plan is no longer valid. The Planning Commission unanimously approved your critical slope, cross slope parking grade, curvilinear parking, one-way circulation,and off-street loading spaces waive requests on June 24, 1997. With the approval of these waivers, and the Site Review Committed approval of the revisions prompted by the ARB,the preliminary site plan for the development proposal referenced above was administratively approved as of the date of this letter: The approval of the preliminary site plan is valid for one year in accordance with Zoning Ordinance Section 32.4.3.1. However, a final site plan must be submitted to the Department of Planning and Community Development within six months to be approved administratively. If the preliminary site plan approval expires, a new application must be filed and processed. The final site plan will be subject to all final site plan requirements (Zoning Ordinance Section 32.6), in addition to the following conditions: 1. The Planning Department shall not accept submittal of the final site plan for signature until tentative approvals for the following conditions have been obtained. The final site plan shall not be signed until the following conditions are met: a. Planning Department approval of to include: 1. Approval of revised landscape plan to include: a. Provision of a landscape key that indicates the species type, corresponding location, and number of each tree proposed; b. Identification of which trees are proposed and which trees are existing; and, 2. Revised note on sheet 1 to indicate that there are 377 parking spaces. b. Engineering Department approval to include: 1. Provision of detail for the stripping of curvilinear parking spaces, showing a 9 foot minimum stall width at travelway; 2. Approval of grading and drainage plans and computations. The grading and drainage shown on the site plan and the road plan must be consistent; 3. Approval of final public road plans; 4. Approval of an Erosion and Sediment Control Plan; 5. Virginia Department of Transportation(VDOT) approval of public road plans and improvements within state-maintained right-of-way; and, 6. Add provisions indicating in the "Albemarle County Engineering General Construction Notes for Site Plans"to the plan's current notes. Please contact Engineering if you do not have these notes. c. Albemarle County Service Authority approval to include: 1. Submission and approval of final construction drawings for water and sewer extensions, including a sewage pumping station. You are responsible for contacting all applicable departments and agencies, and satisfying the conditions for approval of the final site plan. When the final site plan meets all requirements and conditions, and tentative approval has been granted by each department or agency, a final submittal must be made to the Department of Planning and Community Development in order to schedule the plan to be signed at the next Site Review Committee meeting.
