Dear Mr. Ovenshire & Ms. Dollard:
At their meeting on April 1, 2003, the Board of Zoning Appeals voted (5:0) to approve your
variance request with conditions. The variance requested was as follows:
A variance of area regulations to allow a new third use (the Covesville Country Store) on a 1.03
acre lot. This is a variance to decrease the lot size required for a lot using private well and
septic from 4.13 acres (60,000 square feet per use) to 1.03 acres, a variance of 3.1 acres. The
Post Office and an apartment already exist. (A special use permit will be submitted requesting
approval to establish this commercial use.)
This approval is subject to the following conditions:
1. This variance is to permit the three uses within the existing structures on the existing parcel.
The variance does not include any expansion of these uses or structures.
2. In the event the Post Office is relocated off of the property, another third use may not be
established in its place.
3. Should the parcel be enlarged, no additional uses are authorized without amendment of this
variance.
