Fleming Lunsford 4769 Plank Road North Garden, VA 22959 RE: Board of Zoning Appeals Action VA-2003-005 -Tax Map 99, Parcel 10 Revised Dear Mr. & Mrs. Lunsford: At their meeting on June 3, 2003, the Board of Zoning Appeals voted (5-0) to grant the variance requested with modifications. The Board approved the reduction of the front yard setback from 25 to 16 feet, a variance of 9 feet, to allow the construction of a new roof, including structural changes to allow the pitch of the roof to be increased with the following conditions: 1. The attic may not be configured for habitable space. 2. The second floor must be configured in general accord with the attached plan submitted with the variance request showing no more than four bedrooms. The Zoning Administrator has imposed the following additional conditions to assure compliance with flood plain regulations: 1. The attic insulation shall be installed in the ceiling of the second floor and not in the ceiling or roof of the attic. 2. Lighting and electric receptacles shall be limited to the minimum required by the building code. 3. The Certificate of Occupancy shall reference this variance.
