Architects (8( 783-8743 p. 2 J.Terry Cox COX & ASSOCIATES ARCHITECTS 112 East Cary Street Richmond,Virginia 23219 June 2, 2003 (804)783-8742 Albemarle County Board of Zoning Appeals Re: Lunsford Mill House--4769 Plank Road Gentlemen: My firm Cox& Associates Architects has provided services to the Lunsford family in connection with renovations and repairs to their residence located at 4769 Plank Road in North Garden. When the residence was renovated in the 1920s, a prior owner replaced the historical roof with one that had a slope that is below the minimum pitch required by shingle manufacturers. This has caused the existing roof to fail, which has resulted in significant water damage to the roof sheathing, which is now rotted at the eaves. In addition, significant water leaks inside the residence were routine. There was no question that the roof had to be repaired. To properly repair the roof, it was necessary to raise the roof slope;good building practices would simply not permit otherwise. Due to the questionable structural integrity of the existing roof,the consulting structural engineer discouraged any reinforcement of the existing roof structure. Upon his advice we elected to reframe the roof structure using a post and lintel system that could carry the loads down through the existing wall structure to the stone masonry foundation walls. It is important to note that when this house was a working mill it had additional floors and roof with an extremely steep pitch. In designing the new roof, I endeavored to replicate the original line to a reasonable extent, in an effort to restore the structure to its historical lines. Sincerely, J 2,A41 -7‹ J.
