We are requesting relief from the setback requirements in Chapter 18, Section 21.1 of the Zoning Ordinance, which require a 20' setback for construction and a 50' setback for the building from the adjacent R-15 property to the east. (The adjacent property is bounded by a commercial property to its east.) We propose to construct landscaping and a cross access drive aisle in the 20' area. The proposed building is 55' from the property line, but the drive thru is X' from the property line. 31' 3. The authorization of such variance will not be a substantial detriment to the adjacent property which is currently vacant and is also owned by the applicant. It is my understanding after conversations with the owner that the R-15 portion of the adjacent lot may, in the future, be requested to be re-zoned to C-1.
