Megan,
I'm getting our permit specialist to check the sight distance on both of the Plain Dealing Farm entrances before I formally
respond to this request, but I have a couple of things that I wanted to discuss with you on this. First off, I'm inclined to
say that since they are removing 1 house and replacing it with a new one, the trip generation will not change and I have
no objections.
But, the first question that I have is whether or not the existing house is currently occupied or not and how long has it
been in this condition? If it hasn't been occupied for several years and a new house will be occupied, the number of
trips will change.
Secondly, what is the intensity of the horse farm? Do they have shows here? Do they give riding lessons here? What
kind of traffic does the horse farm use generate? This is important because the standards for the entrances change
depending on the number of trips generated by the site. If the entire site generates more than 50 vehicle trips per day
(1 car coming to the site, 1 car leaving the site is 2 trips), then we have to look at the entrances differently. We look at 3
dwellings as generating 30 trips, so as you can see, that doesn't allow a very high trip generation for the horse farm.
I was hoping to be at the Site Review Committee Meeting next week, but I currently have a conflict at that time.
