The BZA based the approval of VA-2003-10 on plans that showed a two-story dwelling containing 6,072 square feet. The approval eliminated a proposed two- story 3' x 19'foot cantilever.Therefore, the new dwelling is limited to 5,958 finished square feet. (6072— [3 x 19 x 2] = 5,958) A portion of the finished square footage may be located above the second story in the attic as shown on the Montivy plan. For the purpose of this interpretation, finished square footage is the area within the insulated envelope of the building. The two-story porch proposed for the south side of the dwelling can be added to the house if it is located within the area of the existing foundation. The area of the porch will not be counted as finished square footage. If the porch is enclosed, regardless of whether or not the enclosed space is insulated, the area would be considered to be finished square footage for the purpose of determining allowable finished square footage under VA- 2003-10. I understand that the carport located on the north side of the building that is sketched on the Montivy plan has been eliminated from your proposal.
