AREA REGULATIONS The minimum lot area for single family dwellings shall be two (2) acres, except in case of unusual soil conditions or other physical factors which may impair the health and safety of the neighbor- hood, in which case upon recommendation of the City- County Health Officer, the County Planning Commission may increase the lot area requirements. 2-3 . SETBACK REGULATIONS All structures, except signs and advertising sale or rent of the property, shall be located thirty (30) feet or more from any street right of way. 2-4 . FRONTAGE REGULATIONS — For residential lots, the minimum lot width at the setback line shall be one hundred fifty (150) feet or more. 2-5. YARD REGULATIONS 2-5-1. Side. The minimum side yard for each main struc- ture shall be twenty-five (25) feet or more. 2-5-2. Rear. Each main structure shall have a rear yard of thirty-five (35) feet or more. 2-6. SPECIAL PROVISIONS FOR CORNER LOTS 2-6-1. Of the two sides of a corner lot, the front shall be deemed to be the shortest of the two sides fronting on streets. 2-6-2. The side yard on the side facing the side street shall be thirty (30) feet or more for both main and accessory buildings. 2-7 . PLANNED COMMUNITIES 2-7-1. The governing body may authorize the development - - of planned communities within the A-1 , Agricultural district created by this ordinance, after notice and hearing as required by Section 15. 1-431 of the Code. Such authorization shall be given only to land areas of not less than one hundred (100) acres under common ownership or control. Additional land area may subsequently be added to an approved planned community if it adjoins or forms a logical addition to an existing planned community. The procedure for an addition shall be the same as if an original application were filed, and all of the requirements of this section shall apply except the . minimum acreage requirement of one hundred (100) acres .
