HomeMy WebLinkAboutVA200400014 Review Comments 2004-09-24 ME MORANDUM TO: Members of the Board of Zoning Appeals FROM: Jan Sprinkle, Chief of Zoning Administration SUBJECT: VA 2004-014,Donna Ganoe DATE: 09/24/04 Mrs. Ganoe has met with John Grady and discussed possible alternatives to having the shed so close to the front of her property. Instead of being at the end of the driveway and approximately even with the front of the house,she may be able to have a smaller storage unit closer to the rear of the house,just before the deck In this scenario,Mrs. Ganoe thinks a variance of three feet would allow her enough space. Staff has not seen a drawing of how this would fit. However,if it works,it would alleviate the issues of both access to the rear of the lot and of the fire-rated wall that were discussed in the report. Mrs. Ganoe has also stated that if the variance could be approved,she would build a privacy fence to screen the storage unit from the street view. This may alleviate the potential change in the character of the area. Despite the revised proposal,staff opinion remains the same. The house has provided reasonable use for 23 years since it was constructed in 1981. Therefore,there is no hardship and it is not a unique hardship. Should the Board find cause to approve this request,staff recommends a condition to require the privacy fence to be at least 6 feet tall,opaque and constructed of materials similar to other privacy fences on Court Place.
