An option that was discussed to eliminate the need for a variance was to reduce the width of the easement to 20 feet. This would allow the structures to meet setback. Reduction of the easement width to 20 feet is not permitted by the subdivision ordinance. The subdivision ordinance requires a minimum easement width of 30 feet. The section reference is 14-514D which states"Right-of-way width. Except as otherwise expressly provided, a pnvate road subject to Table A which serves fewer than six(6)lots shall have a minimum nght-of- way width of thirty(30)feet."No provision exists which would allow the Planning Commission or Board of Supervisors to modify this provision.
