The regulatory floodway is the portion of the floodplain that includes the channel of a river or other watercourse and the adjacent land area that must be reserved in order to discharge the base (1-percent-annual-chance) flood without cumulatively increasing the water -surface elevation by more than a designated height. The FIRM is used to determine flood insurance rates and to help the community with floodplain management. Shimp Engineering is applying for a Letter of Map Revision (LOMR) from the Federal Emergency Management Agency (FEMA) on behalf of Clifford Fox Jr. to revise FIRM 51003CO229D for Albemarle County, VA along Powells Creek. Shimp Engineering is proposing to revise the FIRM to reflect the hydraulic analysis resulting from the updated modeling of the box culverts installed in 2012 under Jarman's Gap Road. The Albemarle County Community Development Department, in accordance with National Flood Insurance Program regulation at 44 CFR §65.7(b)(1), hereby gives notice of Albemarle County's intent to revise the Powells Creek 1-percent-annual-chance floodway, generally located upstream and downstream of the Jarman's Gap Road Bridge in Crozet, VA. Specifically, the floodway shall be revised from a point approximately 500 feet downstream of Jarmans Gap Road to approximately 200 feet upstream Jarmans Gap Road, a length of approximately 700 feet. As a result of the LOMR, the regulatory floodway shall widen and narrow along the area of revision. The LOMR will also result in the following: 1. The 1-percent-annual-chance water -surface elevations will increase and decrease, and 2. The 1-percent-annual-chance floodplain will both widen and narrow within the area of revision. This letter is to inform you of flood hazard revisions on your property at 1190 Orchard Dr, Crozet, VA 22932.
