The County of Albemarle Planning Division will recommend approval of the plat referenced above once the following
comments, and those provided by other Site Review Committee, SRC, members, have been satisfactorily addressed. The
following comments are those that have been identified at this time. Additional comments or conditions may be added or
eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County
Code.]
1. [14-303(A)] Statement of consent to division. In the statement of consent to division, it looks like the language
describing the land does not capture all the parts of the plat title. Please review and revise accordingly.
2. [14-303(D)] Acreage. In Area Tabulation section, it appears that what is shown as a minus sign should be a plus
sign. This may just be an error caused by the resolution of the document If so, please revise the document such
that the plus sign is visible.
3. [14-303(0-P)] Signature and Notary panels. The plat proposes easements on the neighboring property, TMP 58A2-
20A. In which case, the owner of TMP 58A2-20A (5 Guys without Fries Too LLC) will need to sign this plat as well.
Please revise the plat to include a signature and notary panel for the aforementioned property owner.
4. [Comment] In Note 1 "Property & Zoning Information", it looks like there might be a clerical error in the
information for TMP 58A2-20. Staff believe "Zonee" was meant to be "Area".
5. [Comment] Consider expanding the private access easement (for TMP 58A2-20A) to include parking spaces if they
are planned to be shared between properties.
6. [Comment] Reminder that revised plats must include the original date of drawing and the revision date(s) of each
subsequent version of the plat.

4. 14-303 S: Show at least four Control points.
5. Note: Engineering will draft SWM deed of dedication once all plat comments are addressed. This will be sent to the
owner.

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced Ivy Proper — Easement Plat, as submitted by Timmons
Group, dated October 1, 2021 and find it to be generally acceptable.
A VDOT Land Use Permit will be required prior to any work within the right of way. The
owner/developer must contact the Charlottesville Residency land Use Section at (434) 422-9399
for information pertaining to this process.
