The scale of the building is more important to the site than the reduction in setback to 11 feet(or the additional story on the building). Maintaining the basic footprint size and location of the building is the most important aspect of intensifying development of this site. However, this property is located within the Albemarle County Service Authority Jurisdictional Area for"limited sewer service only to the existing structure,"which was a one-story structure at the time the SAJA designation was approved by the Board of Supervisors. Depending on the extent and purpose of the addition, this proposed expansion may not be consistent with limits for sewer service placed on this property by the Board of Supervisors. Therefore, the proposed expanded building may not be eligible for connection to public sewer service. Since the site is very limited in size, there is likely very limited private sewer/septic options available to serve the site/building. The applicant will likely need to seek amendment to the ACSA Jurisdictional Area boundary limited service designation currently in place on the property, if public sewer service is desired, or needed. VA-2006-003—This is a request to allow the portion of a parcel on the south side of Lanetown Road to be developed as a separate property. The south side of Lanetown Road is located within the Crozet Development Area (the north side is designated Rural Area) Most of the area is designated as "Development Area Preserve" or"Reserve." This is a very restricted area intended for"development area open space preserve or reserve with a very low residential density. The recommended residential density is very low density-no denser than 1 unit/20 acres. The existing site (on the south side of Lanetown Road) as development and the current zoning (R1) of the property is already inconsistent with the Comprehensive Plan designation.
