Dear Bryan:
The Department of Planning and Community
Development hereby grants administrative
approval to the above reference site plan
The approval of the preliminary site plan is
valid for one year in accordance with Zoning
Ordinance Section 32.4.3.1. Therefore,the
preliminary approval shall expire August 3,
2000. If the preliminary site plan approval
expires,a new application must be filed and
processed.
Please address all of the requirements and
conditions listed below and submit six(6)
tentative plan copies to the Department of
Planning and Community development. This
letter must be submitted with the tentative
plans,as a checklist,to document that you
have addressed all requirements or
conditions. If you fail to address any of
these requirements or conditions,the
tentative plan will be denied. A submission
and review schedule is attached for your
information.
The Erosion and Sediment Control Plan and
the BMP Stormwater Management Plan,with
the associated applications and fees,may
also be submitted with the six(6)tentative
Plans. Failure to do so will result in a
separate application to be filed with the
Engineering Department at a later date.
After the initial tentative plan submittal,each
department/agency will contact you to
discuss any remaining conditions After all
aforementioned departments/agencies have
granted a tentative approval,you may
submit the final mylars(2 sets),one
blueprint copy,final site plan application,
final site plan fee,and a copy of all written
tentative approvals to the Department of

5:00pm on any Monday Assuming that the
final site plan mylars reflect all tentative
approvals,signing of the plans will occur four
days later{Thursdays).
The final site plan will be subject to all final
site plan requirements(Zoning Ordinance
Section 32.6),in addition to the following
conditions:
1.The Planning Department shall not accept
submittal of the final site plan for signature
until tentative approvals for the following
conditions have been obtained. The final
site plan shall not be signed until the
following conditions are met:

include:
1.Engineering approval of an erosion control
plan.
2.Engineering approval of final stormwater
management plan. Basin routings and
drainage maps have been received and are
satisfactory.The vegetated swales and
baffles specified for the basins must be
detailed.
3.VDOT approval of Rt.606 plans

documentation demonstrating adequate
channels downstream of basin#9.

1.The existing 8'sewer crossing Rt.606 at
the entrance to the G.A.Terminal is not
shown on the plan and the 12"water line
along the west side of Rt.606 from Bowen
Loop Road to the G.A.Terminal access

water line is incorrectly shown following Rt.
606 north of the entrance to Crutchfield and
the 6"water line along the entrance road to
Crutchfield is not shown.
2.Where the new Rt.606 crosses existing
water and sewer line provide profile views of
the existing utilities showing existing and
proposed grades as well as proposed storm
sewer crossing. Upon reviewing these
profiles it may be determined that certain
water and sewer lines may have to be

relocated which would require submission of
water and sewer construction drawings for
approval.
3.Where the new employee parking lot and
new G A..access Road are being
constructed over the existing 12"water line
provide a profile view of the exsting water
line showing existing and proposed grades.
Upon reviewing these profiles it may be
determined that the water line may have to
be relocated which would require submission
of water construction drawings for approval
4.❑The fire hydrant on the corner of the
access road to the G A Terminal and Rt
606 will have to be replaced by one which is
within 10"of the new access road.The
existing hydrant will have to be kept in
service until the new one is installed and
operational.

Airport QTA Facility Preliminary Site Plan
Dear Mr.Elliot:
The Department of Planning and Community
Development hereby grants administrative
approval to the above-referenced site plan.
The approval of the preliminary site plan is
valid for(1)one year in accordance with
Zoning Ordinance Section 32.4.3.1.
Therefore,the preliminary approval shall
expire January 9,2003. If the preliminary
site plan approval expires,a new application
must be filed and processed.
Please address all of the requirements and
conditions listed below and submit eight(8)
tentative plan copies to the Department of
Planning and Community Development.
This letter must be submitted with the
tentative plans,as a checklist,to document
that you have addressed all requirements or
conditions,or the tentative plan will be
denied. Final site plan submittals are
accepted every other Monday.
The Erosion and Sediment Control Plan and
the BMP Stormwater Management Plan,with
the associated applications and fees,may
also be submitted with the eight(8)tentative
Plans. Failure to do so will result in a
separate application to be filed with the
Engineering Department at a later date.
After the initial tentative plan submittal,each
department/agency will contact you to
discuss any remaining conditions. After all
aforementioned department/agencies have
granted a tentative approval,you may
submit the final mylars(2 sets),one
blueprint copy,final site plan application,
final site plan fee,and a copy of all written
tentative approvals to the Department of
Planning and Community Development by
5:00 p.m.on any Monday. Assuming that
the final site plan mylars reflect all tentative
approvals,signing of the plans will occur

within one week.
The final site plan will be subject to all final
site plan requirements(Zoning Ordinance
Section 32.6).The Planning Department
shall not accept submittal of the final site
plan for signature until tentative approvals
from all other reviewing agencies have been
obtained. The final site plan shall not be
signed until the following conditions are met:
A.Planning Department approval to include:
1.Planning Commission approval of critical
slopes waiver. Please submit a formal
request as specified by Engineering
Department below;and
2.All other reviewing agency approvals.
B.Engineering Department approval to
include: The following items must reviewed
and approved by the Engineering
Department before tentative approval of the
final site plan can be granted. A completed
submittal form and application,available at
the Engineering Department,must
accompany all submittals. The required
number of copies and the required fees are
indicated on the form and application.
1.Please provide a written request and
justification containing the area of critical
slopes on the site,and the percentage
disturbed,which should be depicted on a
plan. The justification should cover each
topic discussed in Section 4.2 of Chapter 18
of the Albemarle County Code,including:
movement of soil,stormwater runoff,
siltation,aesthetic resource,and septic
effluent. Looking at the preliminary site plan,
an issue which will be of concern will be
providing adequate erosion control facilities,
such as traps or basins,when there is
insufficient room between the proposed site
grading and the edge of the property.
2.A stormwater management/BMP plan,
computations,and maintenance agreement
[17-203, 17-303, 17-304, 18-32.7.4] Please
note that the routing computations submitted
with the preliminary site plan have not been
reviewed. They will be reviewed with the
final site plan.
3.An erosion and sediment control plan,
narrative and computations.[14-311, 17-

C.DAlbemarle County Building Codes and
Zoning Services approval to include:
1.[32.5.6(b)]Please note on the plan the
maximum square footage for the building.
2.[4.12.6.6]The number of required parking
spaces appears to be 8,not 14. The basis
for the parking calculations is 1 space per 2
employees on a major work shift plus 1
space per 500 sf of area open to public for
customer parking,but in all cases a
minimum of 2 customer spaces. Please
revise the number of required parking
spaces in Note#10. Please note on the plan
that the 2 additional spaces are customer
spaces
3 [32 5.6(n)]Show the location of all outdoor
lighting on the plan.
4.[32.6.6(j)]Provide a description and
photograph or diagram and show the
location of each type of outdoor luminaire
that emits 3,000 or more initial lumens.
Please be aware that installation of such
luminaires in the future that are not shown
on this plan shall require an amendment to
this plan.
5.[32.6.6(j)][4.17.4(b)]Include a
photometric plan on the site plan
demonstrating that parking area luminaires
are in compliance with 4.17.4(b).
D i iService Authority approval to include.
1. Final approval of construction drawings for
the water and sewer line extensions.
Drawings shall be submitted directly to the
Service Authority;
2.Show the location of the oil/grease
separator on the sewer lateral connection,
and
3.Add a note stating a backflow prevention
device will be required on the domestic water
service line.

request to increase the size of the support

is 179 square feet,or 7 5 times the 24

variance therefore is for 119 square feet
