Subject: Pending Sign Variances - Glenwood Station
Thank you for your call about the variances (3) for signage for Glenwood Station that we have pending with
Albemarle County.
When we were in the planning stages of this project we envisioned that we would be allowed a monument-style
sign on Rio Road for each of the 3 commercial buildings along that edge of the property. These signs are in lieu of
building-mounted signs, which we do not allow because we think they detract for the architecture of the buildings.
Our site plan shows the location of these signs. We are aware that site plan approval in no way indicates that the
signs or sign locations have been approved.
The individual businesses in Glenwood Station are generally very focused on signage and were (unanimously)
hopeful of getting exposure for their businesses by having signs visible from Rio.
Once we got to the stage of actually applying for sign permits, we were advised that the square footage
"allowance" for signs it a Neighborhood Model zone was less than in a R-15 zone, with a Special Permit for
offices. During the course of our project we were allowed to rezone it from R-15 (with SP) to Neighborhood Model.
It was this difference in size that we initially were requesting a variance for.
Along the way, the Albemarle County staff decided that the county could not support 3 monument signs, even
though there are three distinct lots along Rio. It is my understanding that the county staff will allow a "Project
Master Sign" at a location along the Rio Road edge that is generic to Glenwood Station. Directions to individual
business in individual buildings would then have to be handled by directories of some sort of directories interior to
the site.
Even though I disagree personally with the appropriateness of this county decision (as do the owners and tenants
within the project) I am not certain that it is something we want to pursue at the variance level.
Please be advised that we will withdraw all 3 variance requests if our understanding about the location of a
master sign (along the Rio Road edge of the project) is acceptable to the county staff. If this is not correct, we
would respectfully request another deferral of our request for 60 days.
