Please find our responses to the comments below in bold lettering. Engineering: 1. Show the Forest & Open Space easement from the Village 1 plans. No improvements are allowed in this area (including stone dust trails) and any grading will require DEQ BMP Spec. 4 Soil Amendments to be used. The Forest & Open Space easement from the Village 1 plans has been shown. No improvements have been proposed within this area. 2. Private drainage easements should be a minimum of 10' wide. The easement width calculation from the Design Standards Manual should still be used for pipes not at minimum depth. All private drainage easements have been revised to have a minimum width of 10'. 3. Drainage easements that are not a constant width should be labeled as variable width. Some of the other easement widths appear to be incorrectly labeled (such as the 10' label on the easement for pipe 101). Drainage easements with an inconsistent width have been labeled as variable width. Easement width labels have been revised to reflect the correct easement width. Planning — Megan Nedostup/Rebecca Ragsdale: ENGINEERING I DESIGN I TECHNOLOGY 1. Planning comments are attached to this email. VDOT: 1. VDOT comments are attached to this email. ACSA —Richard Nelson: 1. The plans are currently under review. GIS — Elise Kiewra: 1. Road "A" will require one road name. Road A has been revised to be Paradise Park Lane. 2. We recommend providing three (3) candidate names for each road to our office for review, in case your first choices are not acceptable. Habitat for Humanity has confirmed with Elise Kiewra that Paradise Park Lane is acceptable. In the case that it is not, an alternative name is Paraiso Lane. Fire Rescue —Howard Lagomarsin: 1. Parking on roads without sufficient widths to accommodate parking without reducing the travel way width causes an obstruction for access of fire apparatus. As a result, the fire code requires an unobstructed travel way width of 20 ft when the height of a building is less than 30 ft and 26 ft when height of building (to edge of roof— not peak of roof) over 30 feet. The roads in this plan providing fire apparatus access routes shall have a minimum, unobstructed travel way width of 20 feet. Though the proposed roads exceed 20 ft., there are large sections of those roads where on street parking is not art of the plan and any such parking is not allowed since it reduces the travel way width below 20 feet. As a result, those areas, require no parking signs: a. The following roads require no parking signs on one side: i. Horizon Road ii. Road A. "No Parking" signs have been added and labeled along the east side of Horizon Road and Paradise Park Lane (formerly Road A). 2. 1 do not see no parking signs indicated on the plans for those roads. They are required to meet the maintenance of unobstructed width requirements of the fire code. Please indicate them on the plan. Move hydrant from cul de sac on Horizon closer to intersection with Road A to meet the hydrant spacing of a hydrant ever 500 feet with no building more than 250 feet from a hydrant. The FHA has been relocated from the culdesac closer to the intersection of Horizon Road and Paradise Park Lane (formerly Road A).
