Responses to comments from County Staff
With this memo, we are responding to the comments that were directed to our office following the
review of our major site plan amendment for the Crutchfield Corporation Warehouse Expansion
project located at 1540 Quiet Acres Lane. The comments were received in written format and dated
October 1, 2021. Below, we have provided our responses to the correlated comments as numbered
on your memo.
Albemarle County Planning Services (Planner) — Ben Holt
1. Setback lines have been added to the site layout plan, sheet C4.0, for building, parking,
and use buffer setbacks.
2. Overlay notation for Airport Impact Area and Steep Slopes Overlay have been added to
note #3 on the cover sheet.
3. The proposed handicapped parking space is located near the stair and ramp leading into
the new warehouse addition. The parking space is within the new concrete loading dock
area.
Albemarle County Engineering Services (Engineer) — Matthew Wentland, PE
1. This comment has been acknowledged.
2. This comment has been acknowledged.
3. Standard VDOT details have been added to sheet C7.0.
Albemarle County Information Services (E911) — Elsie Mewra
No comments to address.
Albemarle County Building Inspections — Betty Slough
1. The requested note has been added as note Kin the general construction notes on C 1.0.
2. The requested note has been added as note Lin the general construction notes on C 1.0.
Albemarle County Department of Fire Rescue — Howard Lagomarsino
1. Note 18 was added to the general notes on C 1.0 stating that the the Fire Flow and
sprinkler system will be designed to meet the requirements of NFPA 13.

2. Note 18 was added to the general notes on C1.0 to quantify the ACSA available fire flow
for the site.
3. Each building located on -site is minimally within 250' of at least 1 fire hydrant.
4. The proposed FDC for phase 2 has been adjusted to be within 100' of the proposed fire
hydrant. Dimensions have been added to plan sheet C5.0 to illustrate the distances
between FDC and fire hydrants.
5. General construction note M has been added to C 1.0 stating that a Knox Box is required
and to coordinate the location with the Fire Marshal's office.
Albemarle County Service Authority (ACSA) — Richard Nelson, PE
1. This comment has been acknowledged. Subsequent plan submissions will be submitted
directly to the ACSA.
2. A water meter box with copper lateral has been added just past the proposed fire
hydrant for the phase 2 water main extension.
3. There is an existing FDC connection on the existing warehouse that is not currently
within 100' of a fire hydrant and there are no locations to add a single new hydrant to be
able to service both the existing and the proposed FDC connections along this building
face. Fire Rescue has stated that the current layout for the fire hydrants is the preferred
layout.
4. We are currently following up with Kirk Hughes and Associates to determine if the
current water main and easement provided to us have been re -surveyed per the comment
provided. We will follow up and correspond directly with the Service Authority once
this information is available. If the updated survey cannot be completed prior to final site
plan approval it will be completed prior to as -built documents being compiled.
5. A callout has been added to C5.0 to raise the existing sanitary sewer manhole to meet
proposed grade.
Rivanna Water & Sewer Authority (RWSA) — Victoria Fort
No comments to address.
Virginia Department of Transportation (VDOT) —Adam Moore
No comments to address.
I hope that these responses, in combination with the revised site plan have satisfied the deficiencies
as noted in your comment memorandum. Please do not hesitate to call with any questions or
