The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review. [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14-303(C), 14-303(E)] Boundary lines. Provide the bearing and distance for the new boundary segment located between L14 and L15 on the plat map. 2. [14-302(A)(4), 14-302(A)(5)] Easements. Staff acknowledges that this subject property is subject to many easements and commends the surveyor for their work in locating them. Looking at some of the previous plats, it looks like a Private Drainage Easement created by DB 4118 PG 592, located north of the Pantops Public Safety Station, may be missing from the plat. Pease ensure that, if it still exists, that this easement is located on the plat and that all easements present on the property are adequately documented and shown. 3. [14-302(B)(5)] Zoning. a. Revise the second note on Sheet 1 to note that the parcels are subject to ZMA2001-15 and associated proffers. b. On Sheet 1, remove the seventh note (that begins "Portions of TMP 78-20C..:'). Staff suspects this note is a clerical error since the information addressed is also conveyed (more sufficiently) in the following note. 4. [14-302(B)(7)] Water supply watershed. Middle Rivanna River Watershed is not considered a water supply watershed. Please revise the fourth note on Sheet 1 to state: "These parcels are within the Middle Rivanna River Watershed and are not within a water supply protection area." 5. [14-302(A)(2)] Vicinity map. Please provide a north arrow and scale for the vicinity map provided on Sheet 1. 6. [14-302(B)(1)] Date of drawing. Provide the date of drawing (and any revision date(s)) on each plat sheet. (Note: Revised plats must include the original date of drawing and the revision date(s) of each subsequent version of the plat.)
