Kevin,
Thanks for your message. I had just a few comments:
1. The word "day" should be added to "this 21st day of SEPTEMBER, 2021" in the opening recitals.
2. At the end of the recitals, the obligations are being imposed upon both Lot B or C and the respective
Residue lots.
3. Section 1 describes the road's condition as "10-foot wide of VDOT 21B." Is that really a
standard? Shouldn't it be something like "a 10-foot wide road maintained to VDOT 21B standards" (if in
fact there is such a thing as VDOT 21B)? I'll defer to you if you're familiar with "VDOT 21B."
4. The signature lines should have Virginia Land, LLC above the lines, and the name and title of the
individual signatory below the lines.

Just FYI I am going to reach out to VDOT to double check on the first submittal. They provided no objection, but I wanted
to reach out to make sure just in case they overlooked it. I just don't want to move forward if those adjacent driveways

I had a chance to discuss this driveway concept with Staff and I believe the answers are straight forward. The easements
shown on the original submittal of the Plats appear to meet our regulations and VDOT requirements. VDOT has provided
.no objection" to both Plats and two adjacent but separate 30' easements serving each 2 lot subdivision will suffice. A
single easement serving 4 lots, which is what is being shown in the shared driveway option, will not meet our code
because that would require Planning Commission approval of a private street serving 4 lots. A 2 lot subdivision where
there is an easement serving 2 lots can be approved by us administratively. There may have been some confusion on my
end on this comment so I apologize for that. Therefore, with regards to the review of these Plats, comment 3(b) and 10
in the attached letters have been addressed. Comment 5 has also been addressed as VDH has also provided their
approval for each Plat. Please address all other comments and please resubmit the Plats to me for review. Planning
review will be the only outstanding review on these Plats once resubmitted. Let me know if you have any questions on

The Owner would like to have just one entrance off of Route 22.
Attached is a sketch that would allow that. can you take a look at this and tell me if it will comply with the ordinance.
The 100' of asphalt road would meet VDOT requirements.

Good Morning Tim,
I had a chance to discuss this driveway concept with Staff and I believe the answers are straight forward. The easements
shown on the original submittal of the Plats appear to meet our regulations and VDOT requirements. VDOT has provided
.no objection" to both Plats and two adjacent but separate 30' easements serving each 2 lot subdivision will suffice. A
single easement serving 4 lots, which is what is being shown in the shared driveway option, will not meet our code
because that would require Planning Commission approval of a private street serving 4 lots. A 2 lot subdivision where
there is an easement serving 2 lots can be approved by us administratively. There may have been some confusion on my
end on this comment so I apologize for that. Therefore, with regards to the review of these Plats, comment 3(b) and 10
in the attached letters have been addressed. Comment 5 has also been addressed as VDH has also provided their
approval for each Plat. Please address all other comments and please resubmit the Plats to me for review. Planning
review will be the only outstanding review on these Plats once resubmitted. Let me know if you have any questions on
