Justification for request:
My land parcel is one acre size, located between 5180 and 5190 THREE NOTCHED RD, CROZET, VA 22932.
Its parcel Level Use Code is Vacant Residential Land and its Land Type is HS1 - Homesite 1. I am considering
building a home with my daughter. I am requesting water justification change due to three following reasons.
No. 1, Previous soil test from Steve Gooch's Consulting Geologist, Inc. concluded there was insufficient area of
acceptable soil for drain field and reserve area (see attached part of soil test). Thus, I lack enough land area for
convention septic system. Much less, I have enough land area for clean water well.
No. 2, the surrounding neighbors complained to me. Their septic drain field is always problematic due to very
slow draining in this area. My small land lot is surrounded directly by three septic drain field. It is very difficult for
me to find good area to drill a healthy water well, without the concern of human waste pollutants. All five
surrounding neighbors have had public water supply now except for me.
No. 3, As the frontal line of my parcel is facing THREE NOTCHED RD directly, the toxic pollutants of lead and
cancer-causing soot exhausted from passing-by automobiles might have deposited on my lot soil. In the
foreseeable future, the vehicular exhaust continues to pollute a water well close to main road.
Three above-mentioned health hazards more or less prevent me from having healthy water well.

Dear Ms. Sandridge:
As requested we have performed a soils investigation on the above-referenced
property. The purpose of the study was to determine if there was sufficient area of
suitable soils on the lot to support the primary and 100% reserve drain field sites for a
single family residence. We seven (7) hand auger test holes to determine soil profiles
on the lot. The approximate location of the proposed drain fields is shown on the
enclosed Albemarle County GIS map of the property. The soil profile holes have been
flagged with pink wire flags and orange surveyor's ribbon.
Based on our investigation it is our opinion that it will be necessary to install an
engineered (alternative) septic system that provides secondary treatment of the septic
tank effluent. It will not be possible to install a conventional (traditional) septic
system due to:
1) Insufficient area of acceptable soil for drain field and reserve area
2) There is an area of existing fill on the property (drain field can not be
placed in fill)
It will be necessary to limit the house to 3 bedrooms.
The contents of this report reflect the opinion of Steve Gooch Consulting Geologist
Inc. as to the suitability of the soils in the areas investigated to support the type of
septic system proposed.
