Dear Mr.Padalino:
Bohler Engineering is pleased to submit on behalf of Renaud Consulting, the 2°d Submission Easement
Plat for the Wawa Project in Charlottesville, Virginia. The following is our comment response letter
addressing comments received from various departments. Each comment is addressed and responded to
as follows:
Albemarle County Planning Services (Planner) Tim Padalino, tpadalino(a albemarle.org
Comment 1: [14-303(L)]: Please provide deeds for review by the Community Development
Department and the County Attorney's Office for the following proposed easements:
temporary construction easement; "storm" or drainage easement; stormwater
management easement; off-site landscaping easement; and off-site sight distance
easement.
Response 1: Documents previously submitted for review.
Comment 2: [14-302(A)-5 and 18-32.7.4.2]: The stormwater management facilities access and
maintenance easement (and corresponding deed) must be provided to the County for
public use. Please ensure the plat contains a note that states the "SWM Maintenance &
Access Easement[s]"are dedicated to public use.
Response 2: Added to easement labels; dedicated for public use.
Comment 3: [14-302(A)-5]: Public sanitary sewer easement must be provided to ACSA for public use
(if required; ACSA review comments pending—easement plat under ACSA review).
Response 3: Added ACSA and for public use on the sanitary sewer easement labels.

Comment 2: Recommend list TMP parcel data on plat with Area, Lot 1 and Lot 2, not just at Note 4.
Response 2: Spoke with Tim on comment. Since new TMP's would be provided from BLA at a
later date,we would not show TMP's on plat, but would note old TMP's in Note 4
Comment 3: Provide names and address of each owner of record and holders of any easements
affecting the property. (Ref. I4-302(A)(15))
Response 3: Only provide the owner names of existing easement within the easement labels.
Comment 4: Provide notation as to whether the land is within an Albemarle County and/or City of
Charlottesville water supply watershed or an agricultural-forestal district. (Ref. 14-
302(b)(7))
Response 4: Added note #5 that it is not located within an Albemarle county water supply
watershed. Added note #6 that it is not located within an agricultural-forestal
district.
Comment 5: Label bearing/distance of line segment between L 1 and Cl.
Response 5: Added label to plat.
Comment 6: T10 is listed with distance of 203.58 in temporary construction easement line table,
which is identical with distance provided on drawing of boundary, but T 10 appears,
visually, to be shorter line segment located between L4 and L 12. Recommend notation to
clarify.
Response 6: The easements have been revised and the label of T10 was removed and and tie of
29.10 is shown.
Comment 7: Recommend add parenthetical `(total)' to 190.38' east boundary of Lot 1.
Response 7: Added (total) along 190.38' line.
Comment 8: Label/provide bearing/distance of line segment (approximate L=7') south of 48.74'
temporary construction easement line segment at SE corner of Lot 1.
Response 8: Added 7.50' distance to plat per comment.
Comment 9: Graphic scale is 1"=30' while plat title (text)reports scale: 1"=50'. Revise plat title scale
to 1"=30'.
Response 9: Revised notations and scales not match.
Comment 10: Revise 0.060 Ac. Easement label to read Permanent Drainage Easement, rather than
Storm Easement.
Response 10: Revised label on plat accordingly.

Comment 2: A note should be added to the plat clarifying that the purpose of the new private
landscape easement is the retention and maintenance of vegetation within the designated
area(s)for consistency with the approved final site plan.
Response 2: Added note#7 to plat to clarify purpose of landscape easements.
Virginia Department of Transportation(Charlottesville Residency)—Adam J. Moore,P.E.
Comment 1: The existing right of way line appears to encroach on Proffitt Road. Please provide
additional right of way extending to at least 1 foot beyond the curb.
Response 1: This will be addressed on a plat of dedication.
Added note#8,for the sight distance easement per additional comment from VDOT.
Albemarle County Service Authority—Richard Nelson
Comment 1: Add a note that ACSA easements are to be centered on as-built locations.
