The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed. Each comment is preceded by the applicable reference
from the Subdivision/Zoning Ordinance, unless otherwise specified.
1. [14-308.1] Groundwater assessment. Provide groundwater assessment fee ($355) to initiate a Tier 2
groundwater assessment. The fee must be paid prior to plat approval.
2. [14-302.A.10] Right of further division of proposed lots. Note regarding development rights should read
as follows: Lot 3 is assigned 1 development right and may not be further divided. When used, the
development rights shall be within their December 1980 boundaries.
3. [14-302B.7] Agricultural and forestal districts. Amend note to state that the property is not located
within an Ag Forest district. TMP 136-9 was recently removed from the Hatton Ag Forest District (GIS
layer has not been updated).
4. [14-302.B.10] The location of stream buffers required by the water protection ordinance, with the
following note: "The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle
County Water Protection Ordinance."
5. [14-309, 14-310, and 14-416] Soils evaluations. The subdivider shall submit to the agent with each final
plat the results of percolation tests or other methods of soil evaluation used to determine the suitability
of the soil for subsurface drainfields.
6. [14-309, 18-4.2.2] Drainfield location. The drainfield must be located within the property boundaries of
the proposed lot.
7. [14-316] The plat and maintenance agreement has been forwarded to the Virginia Department of
Transportation (VDOT) for review and approval of the proposed entrances onto public streets.
