Alan,
Thanks for returning my call this afternoon. We talked about 2 color/material questions:
1. It looks like the Sto physical sample that was submitted(white)does not represent the proposed color,which is
31337. I need a physical sample of 31337 or a physical sample of some of color system that matches 31337 to
complete my review.
2. Some of the site walls are identified as"buff block"but there is no specific manufacturer name or color number
and no sample was provided. I am concerned that the buff color is too light. A segmental wall that we have
approved for other sites in the county is Anchor Diamond Pro in the"James River"color. Please let me know the
manufacturer name and color for the proposed block.Hopefully, I will have a sample, so you won't need to
provide one.
As we discussed,I also have some lighting and landscaping comments.All comments are combined here:
1. Provide a physical sample of Sto 31337. This color will be reviewed for appropriateness with other building
material colors, and for site walls. (Note that staff may ask ARB members to confirm color selections.)
2. Indicate manufacturer and color for the"buff" site walls.Note that"James River"by Anchor Diamond Pro has
been approved for other retaining walls in the County.
3. Revise the photometric plan using an LLF of 1.0.
4. G is not a full cutoff fixture and emits more than 3000 lumens. Fixtures emitting 3,000 or more lumens must be
full cutoff fixtures. Revise the photometric plan accordingly.
5. The existing tree at the corner of Hydraulic and Inglewood is shown as to be demolished on C-7 (demolition plan)
and as to remain on the landscape plans. Please rectify the discrepancy.

1. Confirm with staff that proposed colors are consistent with the renderings.
Physical samples for gray slate siding and panels and iron gray panel/trim were not
provided, but we have available from other projects; Sto 31337 color sample is
needed. Physical samples received for Curated cream siding; bronze window, louver,
guardrail. May ask ARB to review to confirm consistency/appropriateness of colors

2. Identify the material and color of the site walls shown in the elevation drawings.
Colors and materials identified. They are:
• On Inglewood: cast in place to match EIFS building trim (31337) —OK if EIFS
color is OK
• Fieldstone veneer at Bond St. —won't be visible
• Buff colored segmental block at courtyard and at Hydraulic end of District—
will be visible on District—no sample provided, looks too light.
3. Revise the lighting plans to include a complete luminaire schedule. Identify all
options for proposed fixtures, including finish, wattage, color temperature (not to
exceed 3000K), mounting height etc.
Schedule provided. Options noted.
Photometrics calculated using an LLF of.9.

4. Make all light fixture labels legible.
Labels are legible.
5. Reduce illumination to not exceed 20 fc at the ground.

6. Revise the lighting plans to indicate color temperatures for all proposed fixtures not
to exceed 3000K.
3000K indicated for all lamps in schedule.
7. Revise the lighting plans to identify a consistent color/fmish for all fixtures.
Bronze identified for all lamps in schedule.
8. Revise the lighting plans to clearly show that pole-mounted fixtures will not exceed
20' in height, including any bases.
Schedule notes that pole-mounted fixtures will not exceed 20'.
9. Include clearly identified utilities and easements on the landscape plan. Ensure
coordination of landscaping with utilities and easements without reducing plant
quantities.
The trees along Hydraulic are located outside the easement.
10. Consider replacing the Miscanthus Sinensis with a locally native species.
Replaced with "wood oats".
11. Include the landscape and lighting plans as part of the overall site plan set.
Done?
12. Coordinate the site, demolition, and landscape plans regarding the trees to remain
on Inglewood Drive. Show tree protection fencing.
