To Whom it May Concern:
In response to your request for a Letter of Zoning Compliance for the above -referenced
Property, please be advised of the following:
The Property is zoned Residential, R-6. The permitted uses of the Property are provided in
Section 16 of Chapter 18 of the Albemarle County Code (the "Zoning Ordinance"). Below
are specific uses requested for verification
The following uses are permitted in the R-6 Residential zoning district:
By right:
1. Detached single-family dwellings.
2. Semi-detached and attached single-family dwellings such as two-family
swellings, triplexes, quadruplexes, and townhouses provided that density is
maintained, and provided further that buildings are located so that each unit
could be provided with a lot meeting all other requirements for detached
single-family dwellings except for side yards at the common wall.
3. Multiple -family dwellings such as garden apartments.
4. Rental of permitted residential uses and guest cottages; provided that yard,
area, and other requirements of this ordinance shall be met for each such
use, whether or not such use is on an individual lot.

14. Manufactured home parks.

The current use of the Property has been considered a nonconforming manufactured home
park with 73 lots, as it does not have a special use permit for the manufactured home park,
which appears to have been in existence before 12/10/1980 in the R-6 zoning district, and
County approvals have been granted, in the form of building permits for replacement homes,
to allow the use to continue on the Property.
Any proposed changes to the Property should be discussed with the Zoning staff before a
change is made to verify how a proposed change may alter the nonconformity on the
Property. Nonconformities are regulated by Section 6 of the Zoning Ordinance.

• A review of our files found (i) no fees due or pending with respect to any matter before
the County Zoning Office; and (ii) no applicable or pending application for rezoning of
the Property or a special or conditional use permit or variance in connection with the
Property. Further, no proceeding to challenge the zoning or other governmental approval or
use of the Property is pending or overtly threatened to the best of my knowledge.
• A change of ownership of the Property does not require County approval of the Property's
current use.
• There are no outstanding building or zoning violations on file associated with the Property
• Copies of any relevant records maybe obtained via the noted links or the Community
Development Department Records Public Access link below. If unable to find the records, a
request may be made through the department's Records Manager, Paul Bjornsen, at
pbiornsen(Walbemarle.oro. If the request is not based in Virginia, it will take longer to fulfill.
