Revise Note 5. The Parcels are zoned Rural Areas and are subject to the Entrance Corridor Overlay District. b. Remove Note 3. Critical Slopes are not an Overlay District and do not need to be listed in the Notes. Steep Stopes are an Overlay District, but those only apply to properties in the Development Areas. c. Revise Note 13. The Middle Rivanna River Watershed is not a Water Supply Watershed and does not need to be included on the Plat. Remove the Entrance Corridor comment and add it to Note 5 as mentioned above. d. Include a reference to Letter of Determination LOD201900017 (7/22/2019). In this letter the Zoning Administrator determined Lots 26 and 27 were lots of record and thus each contained one (1) development right. e. Revise Note 10 to state that when the development rights are used, they are to be within their original 1980 parcel boundaries as depicted in LOD201900017. 2. [14-303(E)] Identify the private access easement holder(s) on the plat. 3. [14-303(E)] Add a note stating that maintenance of the private access easement shall be by the owners of the lots affected by the private street access easement and not by the Virginia Department of Transportation or the County. 4. [14-302 (B)(1)] Please add a date of last revision. 5. [14-306, 13-317] Creation of new private streets requires recordation of a private street maintenance agreement. A template of the agreement is attached to this letter. Please complete the template and fill in specific information as necessary for this subdivision and provide a copy of the agreement with the neat plat submittal. The maintenance agreement will be forwarded to the County Attorney for review once it is received. 6. [14-309 & 14-310] Soil evaluations & Health director approval of septic systems. Please provide soils evaluations for the proposed lots. This information will be reviewed by the Health Department. Health Director approval is required prior to final plat approval.
