Dear Stephen:
Attached, please find the letter of intent from the Fontana Owner's Association, which clarifies this
organizations intent to provide Avemore with the easements necessary to perform the required off-site
improvements along Fontana Drive,and the rear connection to future Olympia Drive.
Please contact me if you have any questions. It is my hope to meet with Mr. Gardner over the next two weeks
to begin converting this letter of intent into a firm agreement on the easements needed.

Dear Bob:
I am writing on behalf of the Board of Directors of the Fontana Owners
Association, Inc_ (FOAL)to express our intent to enter into an agreement with Stonhaus
Development regarding the Avemore project. The agreement would cover the following
points:
1. The FOAL would provide an easement for right-of-way needed for widening
to one hundred feet the entrance to Avemore off of Fontana Drive and for the
widening of Fontana Drive to four lanes. In exchange for this easement,
FOAI would receive upgraded landscaping and a walking path on the FOAL
property adjacent to Avemore property. Additionally, Stonhaus Development
will be expected to assume perpetual maintenance on a portion of the FOAL
property.
2. The FOAL would provide an easement for the right-of-way needed to extend a
road from Avemore to the future extension of Olympia Drive. In exchange
for this easement,the FOAL would receive a redevelopment of the current
detention pond on FOAI property, including landscaping and outfitting of the
redeveloped area as well as the easement area. Additionally, Stonhaus
Development will be expected to assume perpetual maintenance on a portion
of the FOAL property.
3. Stonhaus Development would provide the landscaping allowance previously
offered to the homeowners adjacent to the Avemore property.
The above points will have to be formalized in more detail and the landscaping
and development plans referred to above would have to be acceptable to the FOAL before
the agreements can be executed.
Please advise me if there are any concerns about this letter of intent as soon as
possible. Thank you for your cooperation through this planning process.
