RE: SDP 02-138 Avemore Final Site Plan(Tentative Submittal)
The Department of Planning and Community Development hereby grants final tentative approval of
the above-referenced final site plan the following condition:
1. Revise the cover sheet to clearly identify that this project is the final site plan for Phase 1 of
Avemore only. None of the parking lots or other improvements delineated with dash lines
have been reviewed with, either the preliminary or final site plans. This requirement was
provided in the most recent set of the Planning Department's comments, but has not
been satisfied yet. This requirement could be addressed by simply adding the words
"Phase I" to the plan's title.
2. Approval must be granted for the final plat showing the proposed combination and re-
subdivision of the subject parcels. The plat and the recorded deeds of easement for the
access, sight distance and off-site grading have been forwarded to the County Attorney's
office to ensure that those easements and their recordation documents have been correctly
referenced on the plat.
3. [ZMA 02-10, Proffer Hi The Capital Improvements Projects department has determined that
there is enough existing right-of-way available to accommodate the construction of a sidewalk
that would extend from Fontana Drive. Therefore, it has been determined that the proffered
8-foot wide dedication of right-of-way for a sidewalk, across the Wilton lots, along the
frontage shared with Route 20 at this time. Although this proffer is not being required for site
plan approval,please note that it is still applicable to the Zoning Map Amendment and may be
required if deemed necessary by future changes to the sidewalk construction plans.
The two (2)mylar copies of the final site plan will not be accepted for signatures until all departments
have granted final tentative approval. In accordance with Section 32.6.1,mylar copies of the site plan
must be sealed, signed and dated by an architect,professional engineer, land surveyor, or certified
landscape architect and accompanied by required fee of$410 when submitted for approvals.
