I have reviewed the files for SUB 2006 — 163 Lake Ridge Preliminary Subdivision Plat. The preliminary plat shows on the cover page that Fontana Drive Extended will have a right of way of 54 feet with 5 foot sidewalks and 6 foot tree lawns and 0.5 foot buffers. I have also found a letter from David Jensen written in response to County comments. That letter, dated February 26, 2007 states in part "Fontana Drive has been increased from 50 feet to 54 feet right -of -way to accommodate a 30 foot wide roadway from face of curb to face of curb with a 5' wide sidewalk, 6 foot wide tree lawn and 0.5 foot buffer on each side of the roadway. Per our meeting with Joel DeNunzio this roadway may be reduced from 36 feet to 30 feet provided that no on- street parking is allowed and appropriated signage is provided. The detail on the cover sheet has been revised to denote the requirement to provide no parking signage." The planting strip may be reduced in width in area of transition to between rural cross - section and urban cross - section streets. Reference 14- 422(d). This reduction could only be permitted only in the immediate area of the intersection of Fontana Drive and Fontana Court/Verona Drive. This transition area would be very limited. While no specific request has been submitted or considered it would likely be approved for only 20- 30 feet at most from the intersection of those roads. If you want to reduce the planting width in any other area of Fontana Drive you will need to seek a modification from the Planning Commission as is permitted by Section 14- 422(f).
