a. Current Zoning: RA (Rural Areas).
b. Building setbacks: Front — 25 feet from internal private streets. Side — 25 feet. Rear — 35 feet.
c. Parcel Z -1 is assigned three division rights for lots of less than 21 acres each, and when further
divided it shall not consist of more than 21 acres. Parcel Z -2 is assigned two division rights for lots of
less than 21 acres each, and when futher divided it shall not consist of more than 10 acres. Parcel
Z -3 is assigned no division rights. This assignment of division rights supersedes that shown on the plat
recorded in Deed Book 3403, Page 182.
d. Tax Map 43, Parcel 22D (as combined with Parcel Z -3) and Parcels Z -1 and Z -2 each contain a
building site that complies with Section 4.2.1 of the Albemarle County Zoning Ordinance.
e. Parcels Z -1, Z -2 and Z -3 lie within an Albemarle County and City of Charlottesville water supply
watershed. The stream buffer shown hereon shall be managed in accordance with the Albemarle County
Water Protection Ordinance.
f. The existing rights —of —way (Catlin Road and Yellowwood Drive) are of adequate width and horizontal
and vertical alignment to accomodate travelways passable by ordinary passenger vehicles in all but
temporary extreme weather conditions, together with area adequate for maintenance of the travelway, as
required by Section 14 -412 of the Albemarle County Code.
g. The streets in this subdivision may not meet the standards for acceptance into the secondary system
of state highways and will not be maintained by the Virginia Department of Transportation or the County
of Albemarle.
h. Parcel Z -1 shall have access to the state highway system only across Catlin Road to State Route
676 (Owensville Road). Parcel Z -2 shall have access to the state highway system only across Yellowwood
Drive and Far Hills Way to State Route 677 (Old Ballard Road) pursuant to Section 3.01(b) of the Far
Hills Amended and Restated Declaration of Restrictions, Covenants and Conditions dated May 15, 1997
(D.B. 1618, Pg 618; plats D.B. 1372, Pg 312 and D.B. 1618, Pg 643).
i. Tax Map 43, Parcel 18D does not lie within an agricultural — forestal district.
