RE: SUB2007 -120- Pounding Branch Phase II
Mr. Shimp:
The Planning Commission approved the above - referenced rural preservation development preliminary
subdivision plat at its January 22, 2008 meeting, and the Planning Commission granted approval of your
request for a Section 14 -404 waiver.
The approval of the preliminary subdivision plat is valid for (5) five years in accordance with Section 14 -228
of Chapter 14 of the Albemarle County Code, provided that the subdivider submits a final plat for all or a
portion of the property within (1) one year of the approval as provided in section 14 -221, and thereafter
diligently pursues approval of the final plat. Therefore, the preliminary approval shall expire on January 22,
2009. If the preliminary plat approval expires, a new application must be filed and processed.
Please address all of the requirements and conditions listed below and submit eight (8) tentative plan copies to
the Department of Community Development. This letter must be submitted with the tentative plans, as a
checklist, to document that you have addressed all requirements or conditions, or the tentative plan will be
denied.
The Erosion and Sediment Control Plan and the BMP Stormwater Management Plan, with the associated
applications and fees, may also be submitted with the eight (8) tentative Plans. Failure to do so will result in a
separate application to be filed with the Department of Community Development at a later date.
Once the tentative plan is submitted and reviewed you will receive comments from all
departments /divisions /agencies that have made comment on the tentative plan. Any further responses
must be made directly to each department/division /agency that has further comment. After all
aforementioned departments /divisions /agencies have granted a tentative approval, you must verify with
the Planner that you may submit the final mylars. Signing of the plans will occur within one week once
it is determined that the final mylars reflect all tentative approvals.
The final plat will be subject to all final plat requirements (Subdivision Ordinance Section 14 -206), in
addition to the following conditions.
The Zoning & Current Development Division shall not accept submittal of the final plat for signature until
tentative approvals for the following conditions have been obtained:
Zoning & Current Development approval to include:
❑ The plat shall be subject to all requirements of Section 14 -303 (Contents of Final Plat),
as identified on the "Final Subdivision Checklist" which is available from the
Department of Community Development.
❑ Approval of all other outstanding site review and planning commission approved
conditions.
Engineering approval to include:
❑ The engineering review for current development needs to review and approve all
applicable items as specified in the Design Standards Manual, section 903, before
recommending tentative approval to the final subdivision plat.
❑ All applicable culverts running under road sections will need to be sized so that access is
free from flooding for the 25yr storm (calculated and shown with the road plans). [14-

Fire & Rescue approval to include:
❑ Verify adequate fire flow is available.

VDOT approval to include:
❑ All sections of rte. 637 and 689 that this development has frontage along need to be
brought up to a rural local road standard with a minimum 20 foot travel way width,
minimum 455 foot radius and any vertical and shoulder improvements that need to be
made.
❑ All proposed sideslopes need to be designed and constructed to 3:1 or flatter slopes.
❑ An overall plan showing all phases of construction needs to be included in each phase
plan.
