The property falls within the US Route 29 North Entrance Corridor Overly District, as defined by the Albemarle County Codes and Zoning. While this property is officially located in an Entrance Corridor, it has no frontage on US 29. When traveling along the Entry Corridor, the Super 8 property is, for the most part, screened from view by the adjacent buildings that separate the motel from US 29. Existing Site CHAXU, Inc. is the owner of record, and operates under a franchise agreement with Super 8 Motels, part of the Wyndham Hotel Group. The motel property appears to have been constructed around 1986, which may have been before the enactment of the current standards for the Entrance Corridor Overlay District. It is our belief that, until recently, this property has not been required to be brought before the ARB. The owner recently increased the parking capacity in an effort to provide a higher level of service. The trash enclosure that was located in front of the property was removed, and replaced with five parking spaces. The current trash enclosure is located at the rear of the property, and there are now 67 parking spaces (including 4 HC spaces). The Albemarle County Codes and Zoning require 64 spaces, one per each rentable room. Current Situation The Super 8 Motel Franchise has initiated a new corporate identity, including the requirement for an entry canopy, which the original building did not provide. Expansion of paved areas and construction of an entry canopy was begun without appropriate documentation. The Owner was soon provided with a better understanding of the County's permitting procedures and requirements. Work was halted, and the property has been in a suspended state of mid - renovation for a number of months, while the owner sought advice about the correct way to fulfill his requirements to the County. Mitchell Matthews Architects was then retained by the owner, to facilitate compliance with the County's approval requirements, and to design upgrades per the new design standards required by Super 8. Description of Proposed Work The Owner's primary goal for the proposed work is to upgrade the property. These improvements include the addition of an entry canopy, landscape improvements, and the replacement of existing asphalt shingle roofing with new metal roofing. The new drive lanes for the entry canopy will require some minor re- grading in areas of existing pavement. The landscape along Greenbrier Drive is slated for improvement, while planting areas are configured around the newly created drive lanes. This submittal is intended to document the recently enlarged areas of pavement, and indicate the work required to bring these areas into compliance with the County's standards. Of the recently enlarged pavement, part will become drive lanes for the new canopy, and a portion will become landscaped areas. The design concept for the entry canopy is based on standard designs provided by the Super 8 division of the Wyndham Hotel Group. The proposed materials for the new entry canopy are intended to match the stucco finishes and colors of the existing building. We have been lead to believe new landscaping is not a requirement of this review process. The owner, however, wishes to add planting materials in order to improve the property. We have also been advised that trees are not usually planted in utility easements. A 15 -foot wide utility easement runs the length of the property along Greenbrier Drive.
