This has been far more complex than I thought. Let me start by summarizing what I have found
for SUB 2006 -46 Glenoaks- Preliminary Plat.
- A plat was submitted on 2/13/2006 for "Request for preliminary plat approval to create 19
lots (18 cluster lots and one (1) preservation lot) on 305 acres as a Rural Preservation
Development, as well as 11 lots (5 approximately two (2) acres and six (6) approximately
21 acres in size) on 115 acres through a by -right division. The property is zoned RA
(Rural Areas). The property, described as Tax Map 94, Parcels 15, 16, and 16A is
located in the Scottsville Magisterial District at the terminus of Running Deer Road RRoute
# 8081 approximately 1.14 miles from Route 250. The Comprehensive Plan designates
this property as Rural Areas in RA -4."
- The Planning Commission reviewed this plat and denied it on 5/30/06
- An appeal of the Planning Commissions action was made. The Board of Supervisors
deferred this appeal on 7/5/06. The action of the Board was "Deferred to allow the
developer to resubmit his plans."
You have revised the plat to be a 5 lot subdivision (with what appears to be two residue lots) for a
total of 7 lots from two existing parcels. This is substantially different from the plat that was
reviewed by the Board of Supervisors and is not a modification of the previous plat but rather is
an entirely different application. Therefore, it is my opinion that you will need to submit a new
application for review. It will be reviewed by the Site Review Committee. At a minimum the
Planning Commission will need to review the application to approve a private street as provided
for in Section 14 -232. The next filing deadline is July 14.

Just looked in City View for the Glenoaks 5 lot rural subdivision, which was supposed to be filed
under SUB 2006 -46. However, nothing seems to have changed in City View. Maybe it is filed
under something else now...
We had submitted this plat back in April and it disappeared and the Jeff resubmitted it last week.
Could you, while your in the office tomorrow, please check on the status of the plat? Just want to
be sure that you all know that you have it...
